When will Onda by Kasco be handed over?

The Dubai Land Department (DLD) register gives Onda by Kasco a completion date of 31 August 2027. Property Finder lists a delivery date of August 2027, in Q3 2027, and agents quote the same quarter.

That is later than the first promise. When Kasco Developments launched Onda on 23 October 2024, it said completion and handover were expected in Q2 2027 (Construction Business News Middle East). By 10 January 2025, Kasco gave a planned delivery in Q3 2027 (MEP Middle East). At the DLD inspection on 19 August 2026, the tower was 61.1% complete, with just over 12 months to the registered date.

Onda by Kasco construction update

The register records construction starting on 1 September 2024. Progress has been steady since mid 2025, averaging about 3.2 points a month between May 2025 and August 2026 (Dubai Data).

Source: DLD register via Dubai Data and Continental Club. The escrow bank is Emirates NBD and the DLD project number is 3052. Kasco said in January 2025 that it would fund Onda without outside finance.

Onda by Kasco homes and sizes

At launch Kasco described a 23 floor freehold building with 348 residences: 85 studios, 190 one bedroom, 69 two bedroom and four three bedroom units with private pools on the top floor. The DLD register lists 352 units in one residential and commercial building with a ground floor, three podium levels and 19 further floors.

DLD floor plan sizes are from Continental Club; launch sizes are from Kasco’s October 2024 announcement. Amenities include indoor and outdoor pools, a spa with a cold plunge and a running track.

Onda by Kasco prices and resale

Prices launched from AED 1,077,777 (Property Finder, Continental Club). In October 2026, Impala Real Estate listed available homes from AED 1.19 million to AED 2.96 million.

The DLD has recorded 304 sales in the building, almost all from the developer. Across all sales, the median was about AED 1.06 million for a studio of around 420 sq ft, AED 1.64 million for a 1 bedroom of around 850 sq ft and AED 2.29 million for a 2 bedroom of around 1,270 sq ft (Continental Club). In the 12 months to September 2026, 71 sales had a median of AED 2.29 million, or AED 1,833 per sq ft, which was 10.4% lower per sq ft than the year before (Dubai Data). Sales have slowed: from April to September 2026, no month recorded five or more sales. A 1 bedroom of 880 sq ft sold for AED 1.67 million on 18 August 2026.

Sources disagree on the split. Continental Club, Impala and several agents list 20% on booking, 10% during construction and 70% on handover. Property Finder lists 20% on booking, 20% during construction and 60% on handover. One agent’s schedule shows 20% plus the 4% DLD fee on booking, then 10% in December 2025, 5% in March 2026 and 5% in October 2026, with 60% on completion and no post-handover plan (Offplans.com). In every version, at least 60% of the price is paid on handover.

Onda by Kasco developer and delivery record

Onda is the first project of Kasco Developments, part of the Kasco Group. Its second Dubai project, Val in Al Jaddaf Waterfront, is a 13 floor building of 121 units that Kasco expected to complete in Q4 2026 (MEP Middle East, January 2025). Kasco had no completed Dubai project to point to at launch.

What to check before buying at Onda by Kasco

1. Whether 60% or 70% is due on handover, since sources give both and the amount may need a mortgage or cash at completion.
2. The completion date in the SPA. Early buyers may have contracts dated to the Q2 2027 launch promise rather than 31 August 2027.
3. Recent registered prices for the same layout, given that the price per sq ft fell 10.4% in the year to September 2026.
