When will Olivia Gardens Residence be handed over?

The Dubai Land Department (DLD) project register gives Olivia Gardens Residence a completion date of 30 April 2027. The register lists it as project number 3623, filed by Segrex Terra Development, with construction recorded as starting on 30 April 2025.

Segrex Development’s own project page now shows Q3 2027 (accessed 11 October 2026), one quarter later than the register. Most portals, including Continental Club, Bayut and Alnair, still show Q2 2027, while JRE shows Q1 2027. The last DLD inspection, on 15 April 2026, recorded 5.45% of construction complete, which supports the later developer date.

Olivia Gardens Residence construction update

The DLD inspection of 15 April 2026 put the building at 5.45% complete. The previous inspection, on 24 March 2025, recorded no measurable progress (Continental Club). On 22 April 2026, Segrex said the first concrete had been poured, the foundation stage was finished and vertical construction was starting. The DLD register describes a building of ground plus two podium levels, eight floors and a roof. No newer DLD inspection had been published by 11 October 2026.

The building has 78 units on the DLD register, in the Al Satwa area of the register, which buyers know as Jumeirah Garden City. Home types are studios and 1 and 2 bedroom apartments. Amenities listed by Segrex include rooftop pools, a gym and sauna.

Studio and smaller 1 bedroom sizes are from DLD sales listed by Mitchells. The larger 1 bedroom and 2 bedroom ranges are from Segrex’s published layouts on Ezre.

Olivia Gardens Residence prices and resale

Ezre lists 1 bedrooms from AED 1,759,805 for 843 sq ft and 2 bedrooms from AED 2,362,625 for 1,033 sq ft (accessed 11 October 2026). Alnair lists available units from AED 2.01 million to AED 2.88 million (updated 10 October 2026). In November 2025, Segrex said only 17 apartments were left.

DLD records show 48 sales registered between 2 June 2025 and 12 June 2026, with a median of AED 2,241 per sq ft and a median price of AED 1.43 million (Mitchells). That is 2.8% below the median of AED 2,306 per sq ft for off-plan sales in Al Satwa over the 12 months to 7 September 2026. Recent sales include:

• A 2 bedroom of 1,064 sq ft for AED 2,126,362 on 12 June 2026.
• A 1 bedroom of 900 sq ft for AED 1,996,890 on 21 April 2026.
• A 1 bedroom of 570 sq ft for AED 1,348,007 on 10 March 2026.

All registered sales so far are off-plan. No sale was registered between 13 June and 7 September 2026.

Olivia Gardens Residence payment plan

Segrex sells on a 20/30/50 plan: 20% on booking, 30% during construction in two instalments of 15%, and 50% on handover (Ezre, Alnair, Continental Club). Ezre lists the 4% DLD fee and an admin fee of AED 3,190 on top. Bayut listed 10% down, 30% during construction and 60% on handover in March 2026. On a 1 bedroom at AED 1,759,805, the handover payment would be about AED 879,900 under the 20/30/50 plan. Alnair estimates a service charge of AED 215.28 per square metre a year, about AED 20 per sq ft.

Segrex Development says it has built in Dubai since 2015, with completed villas and residential buildings in Jumeirah Village Circle (JVC) including Astoria and Nicholas (Oliva developer profile). Oliva reports two delivered projects and 253 homes handed over on DLD records. The project’s escrow account is held at Abu Dhabi Islamic Bank (Mitchells).

What to check before buying at Olivia Gardens Residence

1. The completion date in the SPA, since the register says 30 April 2027 and the developer’s page says Q3 2027.
2. Which payment plan applies, 20/30/50 or the 10/30/60 plan listed earlier, because both put half or more of the price at handover.
3. The unit size against the price, as 1 bedrooms range from about 568 sq ft to 935 sq ft.
4. The next DLD inspection, through the DLD project status service, to see progress after 5.45%.
