When will La Cle by Maaia be handed over?

Maaia gives Q2 2027 for the handover of La Cle on its own project page. Propsearch and most listings give the same quarter. The DLD register gives an earlier completion date of 14 January 2027 (DLD project register via Continental Club, registry updated 7 October 2026). The project is registered as La Cle by Maaia, by Maaia Prime Real Estate Developers; Maaia markets it as La Clé.

At the DLD inspection on 29 June 2026, the building was 34.57% complete. At the average pace of the past year, Continental Club estimates 100% would be reached around June 2028, later than both the registered date and Maaia’s Q2 2027.

La Cle by Maaia construction update

The DLD register records construction starting on 15 January 2025. It holds four inspections, including 0% on 16 December 2024, 23.13% on 26 March 2026 and 34.57% on 29 June 2026 (Continental Club). The gain of 11.44 points between March and June 2026 is the fastest so far. Over the past year, Continental Club puts the average pace at 2.83 points a month.

Maaia’s project page, accessed in October 2026, still describes the building as 25% complete, a figure the June 2026 inspection has passed.

Propsearch lists Ashiyana Contracting as main contractor and Em Square Engineering Consultants as architect. The Land Department records the project value at AED 40 million, as estimated by the developer before construction. Buyer payments go to an escrow account at Abu Dhabi Islamic Bank, under DLD project number 3412.

La Cle by Maaia homes and sizes

The DLD register lists 58 units. Propsearch and Inside Realty give 56. The building has 10 storeys according to Propsearch, with no basement.

Sizes are from the DLD register via Continental Club. Amenities listed by Propsearch include an infinity pool, children’s pool, gym, playground and yoga garden.

La Cle by Maaia prices and resale

Inside Realty lists 1 bedrooms from AED 1,081,000, 2 bedrooms from AED 1,457,000 and 3 bedrooms with a pool and maid’s room from AED 2,374,000. Propsearch gives a launch price from AED 1.47 million, and Continental Club repeats that figure as the developer’s starting price.

The DLD register held 45 sales by October 2026, three of them resales. Median prices paid are AED 1,113,120 for a 1 bedroom (6 sales), AED 1,766,940 for a 2 bedroom (30 sales) and AED 2,396,500 for a 3 bedroom (6 sales). The building median is about AED 1,368 per sq ft. The latest sale was a 2 bedroom of 1,282 sq ft at AED 1.98 million, or AED 1,550 per sq ft, on 4 August 2026 (Propsearch).

Maaia estimates the service charge at about AED 34 to AED 38 per sq ft.

La Cle by Maaia payment plan

La Cle is sold on a 50/50 plan: half during construction and half on handover (Propsearch; Maaia). Sources split the first half differently. Inside Realty gives 20% on booking and 30% during construction. Palmera and Kotook give 10% on booking and 40% during construction. The top of Maaia’s own page shows “30 | 70”, while its FAQ says 50/50, so the split for a given unit is best confirmed in the SPA.

La Cle by Maaia developer and delivery record

Propsearch describes Maaia as a European developer and records the official launch of La Cle in May 2025. Inside Realty calls Maaia a newly formed company. Neither source lists a completed Maaia building in Dubai, so La Cle is among its first projects in the city and buyers have no earlier handover to judge it by.

What to check before buying at La Cle by Maaia

1. The date in the SPA. The register says 14 January 2027 and Maaia says Q2 2027.
2. The payment split. Plans of 20/30/50, 10/40/50 and a “30 | 70” figure all appear for this project.
3. The service charge estimate. Maaia’s figure of AED 34 to AED 38 per sq ft is an estimate, not yet a RERA approved budget.
4. The unit’s private pool or maid’s room, where the plan and the floor area on the SPA should match.
