When will Haya on the Park be handed over?

Nshama gives a handover in the first quarter of 2027. The Dubai Land Department (DLD) project register, where the building is listed as Haya On The Park, holds a registered completion date of 26 February 2027. Property Finder, Propsearch and fäm Properties all show February 2027.

Progress makes that date hard to meet. The DLD inspection of 10 September 2026 recorded 35.33% complete, up from 23.17% on 25 March 2026. That is about 2.2 points a month, and about 65 points remain with under six months to the registered date.

Haya on the Park construction update

The DLD register records a construction start of 4 November 2024, under DLD project number 3050, with escrow at First Abu Dhabi Bank. Property Finder gives an earlier start of 19 July 2024, the day after sales opened. Inspections recorded 23.17% on 25 March 2026 and 35.33% on 10 September 2026, a gain of 12.16 points in about five and a half months (DLD project register via Continental Club, updated 4 October 2026).

The DLD has registered the project value at AED 128,134,000 (Propsearch).

Haya on the Park homes and sizes

Haya on the Park is a 14 storey building with direct access to the park at the centre of Town Square (Propsearch). The DLD register lists 196 units.

Sizes are from the DLD register via Continental Club and exclude the smallest and largest 5% of each type. Bayut lists 3 bedroom duplexes among the home types.

Haya on the Park prices and resale

Property Finder and fäm Properties date the sales launch to 18 July 2024. Launch listings gave 1 bedrooms from AED 850,888 (Elevation; Dubai Real), and Palmera listed 2 bedrooms from AED 1,280,000 and 3 bedrooms from AED 1,900,000. Property Finder now shows prices from AED 900,000.

The DLD register shows 193 sales, all bought from the developer. Medians are AED 889,888 for a 1 bedroom of about 667 sq ft (79 sales), AED 1,350,888 for a 2 bedroom of about 1,023 sq ft (99 sales) and AED 2,194,888 for a 3 bedroom of about 1,668 sq ft (15 sales). The overall median is AED 14,269 per square metre, about AED 1,326 per sq ft, up 18% on the year before. Recent sales include 2 bedrooms of about 1,027 sq ft at AED 1,584,888 to AED 1,634,888 in June and July 2026, and a 2 bedroom at AED 1,314,888 on 25 September 2026 (Continental Club, register updated 3 October 2026).

Haya on the Park payment plan

Bayut, Property Finder and Continental Club give the plan as 60/40:

• 10% on booking
• 50% in instalments during construction
• 40% on handover

A schedule published by Palmera sets the construction instalments by date: 10% at 60 days after booking, then 10% each on 31 March 2025, 30 September 2025, 31 March 2026 and 30 September 2026. Under that schedule, buyers from the launch phase have paid 60% while the building is about 35% complete. JRE shows a 10/20/70 split for the units it listed in 2026, so later releases may differ.

Haya on the Park developer and delivery record

Nshama Development, through Nshama Properties, is the master developer of Town Square (Propsearch). Haya on the Park follows the low and mid-rise residential buildings Nshama has delivered around the community park (JRE). The building is the sole project in this register entry, and its own inspection record is the clearest evidence for its date.

What to check before buying at Haya on the Park

1. The completion date and grace period in the SPA, measured against 26 February 2027 and against the September 2026 progress of 35.33%.
2. Whether instalments are tied to dates or to construction stages. The launch schedule used fixed dates, which run ahead of construction.
3. The payment plan for the specific unit, since JRE shows 10/20/70 for some 2026 stock.
4. The next DLD inspections, which will show whether the pace has risen above about 2 points a month.
