When will Hadley Heights 2 be handed over?

Hadley Heights 2 has a registered completion date of 20 October 2027 (DLD project register via Continental Club, inspection 4 September 2025). LEOS gives Q4 2027, and Property Finder lists an expected completion of 20 October 2027. The DLD register lists the project as Hadley Heights 2, a single building of 230 units on the canal in Dubai Sports City.

Buyers searching for Hadley Heights may also mean the first phase in Jumeirah Village Circle (JVC). That building is complete, with a registered completion date of 30 November 2025.

Hadley Heights 2 construction update

The only DLD inspection published for Hadley Heights 2 is dated 4 September 2025 and records 0%. It came before the registered construction start of 20 October 2025 (Continental Club, registry updated 5 October 2026). Keyva, reading the DLD projects file dated 15 June 2026, lists the status as not started, so no measured progress was on the public record by October 2026. The escrow account is with Emirates Islamic Bank.

Hadley Heights 2 homes and sizes

LEOS announced 230 apartments in September 2025: 57 studios, 69 one bedroom, 93 two bedroom and 11 three bedroom units, each with a private pool (Middle East Construction News, 12 September 2025).

Sizes are from the LEOS project page. The project is co-branded with Tom Dean MBE, the British Olympic swimmer, and LEOS markets it as the Olympic Champion Edition.

Hadley Heights 2 prices and resale

Launch prices started from AED 727,328 for a studio, AED 1,046,973 for a 1 bedroom, AED 1,577,575 for a 2 bedroom and AED 2,025,145 for a 3 bedroom (Palmera; LEOS). Property Finder marks the project sold out.

The DLD has recorded about 193 sales, almost all bought from the developer, with the first in November 2025 (Continental Club, transaction registry updated 4 October 2026; Keyva). Median prices paid were AED 766,779 for a studio across 57 sales, AED 1,158,789 for a 1 bedroom across 67 sales, AED 1,656,336 for a 2 bedroom across 57 sales and AED 2,088,312 for a 3 bedroom across 11 sales. The overall median of AED 14,138 per sq m is about AED 1,313 per sq ft. Sales registered between 22 May and 31 August 2026 ranged from AED 749,987 for a studio to AED 1,832,475 for a 2 bedroom.

Hadley Heights 2 payment plan

LEOS sold Hadley Heights 2 with three options, per Property Junction and Continental Club:

1. 50/50: half during construction, half on handover.
2. 2 years post-handover: about 60% during construction and 40% over 24 months after handover.
3. 3 years post-handover: about 65% during construction and 35% over 36 months after handover.

Sources differ on the deposit. Megapolis shows 5% on booking, while Palmera and offplans.com show 20% plus the 4% DLD fee. Property Finder shows a 10% down payment. The SPA sets the actual schedule.

Hadley Heights 2 developer and delivery record

LEOS Developments is described by Megapolis as a UK-based developer and markets in Dubai as LEOS International. Its earlier Dubai project, Hadley Heights in JVC, is complete. The DLD register shows it at 100% at the inspection of 1 October 2025, with 219 homes, a registered start of 1 May 2023 and a registered completion date of 30 November 2025 (Mitchells, register as at 4 October 2026). LEOS said in February 2026 that the building was fully handed over. That gives a build time of about two and a half years for phase 1, close to the two years now allowed for Hadley Heights 2.

What to check before buying at Hadley Heights 2

1. A DLD inspection after October 2025. The only published figure, 0%, predates the start of works.
2. The SPA completion date and grace period, against the registered 20 October 2027.
3. Which payment plan the unit was sold on, since resale units may carry 35% to 40% of the price still owed after handover.
4. The building name on the title or Oqood, as Hadley Heights (JVC) and Hadley Heights 2 (Dubai Sports City) are separate DLD projects.
