When will Eden House Dubai Hills be handed over?
The Dubai Land Department (DLD) register gives Eden House Dubai Hills a completion date of 1 December 2027. The register names the developer as Sunrise Valley, and the villas are sold by H&H Development. Property Finder lists an expected completion of 11 October 2027, and a broker price list dated 22 October 2024 gave June 2027 for the final payment (Everhomes). The dates differ by up to six months.
The last DLD inspection, on 13 August 2026, recorded the project 0.07% complete, up 0.03 points from the inspection of 23 June 2026 (DLD register via Continental Club). Continental Club’s page also describes the June reading as 4%, which does not match the register figures it shows. To reach 100% by 1 December 2027, progress would need to average about six points a month from September 2026.

Eden House Dubai Hills construction update
The register shows DLD project number 3269, an escrow account with Emirates NBD and 33 units. Sources differ on the start date: Continental Club’s data table and Property Finder give October 2025, Continental Club’s text gives 1 December 2025, and Data Habibi says September 2024. Only two inspection readings are published, 0.04% in June 2026 and 0.07% in August 2026.
The registered building programme lists 16 Villa A homes over ground and one upper floor, 16 Villa B homes over ground and two upper floors, four townhouses and a ground-floor food and beverage space (DLD register via Continental Club).

Villa sizes are total built-up areas from Continental Club and match the 6,188 to 7,822 sq ft range given by Everhomes. Each villa has a private garden, terrace and pool, according to H&H’s brochure. Hopkins Architects designed the scheme. The DLD register counts 33 units, one more than the 32 villas H&H offers for sale.
Eden House Dubai Hills prices and resale
Launch price lists put 5 bedroom villas from AED 23.21 million and 6 bedroom villas from about AED 26.8 million (Foundry). Everhomes gave a range of AED 23.21 million to AED 28.98 million as of 22 October 2024. Property Finder now shows a launch price of AED 24 million, and Projects Scout lists asking prices up to AED 66.1 million.
Continental Club lists 20 DLD-registered sales between 2 April and 19 May 2026, at AED 25.2 million to AED 29.76 million. The latest was a 5 bedroom villa of 8,179 sq ft for AED 29,513,000 on 19 May 2026, about AED 3,608 per sq ft (Property Finder). No later sales appear in either source. No resales are recorded.
Eden House Dubai Hills payment plan
Property Finder lists 10% as a down payment, 40% during construction and 50% on handover. H&H’s Eden House site shows the same 50/50 split and labels it the original plan at launch. On a AED 29.5 million villa, the handover payment is about AED 14.8 million, so the date of completion sets when most of the money is due.
Eden House Dubai Hills developer and delivery record
H&H Development was founded in 2007. Its brochure names the Four Seasons Hotel DIFC and the Four Seasons Resort Dubai at Jumeirah Beach among its work. Eden House is its residential brand. Two other Eden House projects are under construction: Eden House The Park on the Dubai Water Canal, registered for 25 February 2027 and 63.56% built in July 2026, and the Eden Hills villas, 3.54% built in September 2026 against a registered date of 25 December 2026. - Whether the unit is a villa for sale or a rental unit. Apartments and townhouses are listed for rent only.
- Funding for the 50% handover payment, which on recent sales is AED 12.6 million to AED 14.9 million.
- The next DLD inspection, which will show whether villa construction has moved beyond enabling works.
