When will Cybele by Wadan be handed over?

Wadan Developments has said since launch that Cybele will be handed over in Q4 2027. The Dubai Land Department (DLD) register, where the project appears as Cybele By Wadan (project number 4222), records a completion date of 30 December 2027. The two dates agree. On 27 July 2026 the building was 2.03% complete, so almost all of the construction work is still ahead with about 17 months left before the registered date.

Cybele by Wadan construction update

The DLD register shows Cybele registered on 20 November 2025, eight days before the public launch, with construction starting on 30 December 2025 (Dubai Data). Progress was 0.17% at an inspection on 22 April 2026 and 2.03% on 27 July 2026, a gain of 1.86 points in three months (DLD project register via Continental Club). No later inspection appeared in the registry update of 25 September 2026. The escrow account is held at First Abu Dhabi Bank. Dubainary lists the building at 13 floors.

Cybele by Wadan homes and sizes

Cybele has 232 units on a plot of about 16,226 square metres, facing a community park beside The Villa. The mix runs from studios to 3 bedroom apartments with a maid’s room, delivered furnished according to marketing material.

Sizes and prices are the developer’s marketed averages as listed by Projectory (accessed 11 October 2026). Individual units vary.

Cybele by Wadan prices and resale

Wadan launched Cybele on 28 November 2025 at the Museum of the Future with studios from AED 640,000 (Khaleej Times, 5 December 2025). Sales were quick: the DLD register shows 224 sales between launch and late September 2026, all first sales from the developer.

Median registered prices by type were AED 686,575 for studios of about 452 sq ft, AED 1,072,464 for 1 bedrooms of about 732 sq ft, AED 1,641,753 for 2 bedrooms of about 1,313 sq ft and AED 1,999,752 for 3 bedrooms of about 1,604 sq ft (Continental Club, DLD transactions updated 25 September 2026). Recent sales included a 2 bedroom of 1,275 sq ft at AED 2.01 million on 25 August 2026 and a studio at AED 686,956 on 14 September 2026. Dubai Data puts the median across 221 sales at AED 861,000, or AED 1,434 per sq ft.

Cybele by Wadan payment plan

Two main plans are published (Dubainary; Silver Oak Properties):

• 50/50: 20% on booking, 30% in five instalments during construction, and 50% on handover.
• 3 year post-handover: 20% on booking, 40% in six instalments during construction, 10% on handover, and 30% over three years after handover at 2.5% a quarter.

A full payment option is also listed. Continental Club summarises the plan as 70/30. On the post-handover plan, a studio at AED 640,000 would need about AED 448,000 paid up to and including handover and AED 16,000 a quarter for three years after it.

Cybele by Wadan developer and delivery record

Gulf News described Cybele as Wadan’s third major development in Dubai, after Nuvana and Seraph (12 December 2025). Seraph by Wadan is also in DLRC, and Nuvana is on Dubai Islands. Gulf News called Wadan an emerging developer. Cybele is registered for completion about 25 months after its launch.

What to check before buying at Cybele by Wadan

1. The completion date and grace period in the SPA, measured against the slow start: 2.03% after seven months of construction.
2. Which payment plan the unit is on. The 50/50 plan puts half the price at handover, while the post-handover plan leaves 30% for after the keys.
3. The furnishing schedule, since the marketing describes furnished apartments and the SPA should list what is included.
