When will Chelsea Gardens be handed over?

Chelsea Gardens has a registered completion date of 28 February 2027 at the Dubai Land Department (DLD), as project 3553, Chelsea Gardens, in Al Satwa within Jumeirah Garden City. Bayut and Continental Club list a Q1 2027 handover, ezre lists Q2 2027, and Alaia Developments says 2027.

The DLD inspection of 23 September 2026 recorded 10.3% progress. Reaching 100% by 28 February 2027 would mean about 90 points of work in five months, after 7.09 points in the four months to September.

Chelsea Gardens construction update

The register gives a construction start date of 1 March 2025. DLD inspections recorded 3.21% on 12 May 2026 and 10.3% on 23 September 2026 (Continental Club). The building is described on the register as ground, two podium levels, eight floors and a roof. Its escrow account is held at Mashreq Bank.

Chelsea Gardens homes and sizes

Alaia markets 56 apartments; the DLD register lists 59 homes, including three units outside the standard types (Continental Club). Amenities include an indoor pool, a gym, yoga decks and a children’s play area.

Chelsea Gardens prices and resale

Continental Club quotes a developer starting price of AED 1.15 million, while ezre lists the cheapest unit at about AED 1.67 million. Mitchell’s counts 36 DLD sales from 16 December 2024 to 22 June 2026, with a median of AED 2,205 per sq ft and AED 1.80 million across 27 apartment sales since April 2025. By type, studios had a median of AED 2,342 per sq ft, 1 bedroom homes AED 2,207 and 2 bedroom homes AED 2,025.

The most recent sales were two studios of about 482 sq ft at AED 1,034,770 and AED 1,054,370 on 22 June 2026, and a 1 bedroom of about 796 sq ft at AED 1.6 million on 18 June 2026. Earlier 1 bedroom sales of the same size reached AED 1.83 million in November 2025. Continental Club records prices down about 6% over the past year, against a 3% rise for the district. Mitchell’s puts the median about 4.9% below the Al Satwa off-plan median of AED 2,318 per sq ft.

Chelsea Gardens payment plan

The main plan is 20% on booking, 10% within six months, 10% within 12 months and 60% on handover (Tanami; Bayut; Property Finder). ezre also lists a 2 year post-handover plan: 20% on booking, 30% during construction, 10% on handover and 40% over 24 months after handover. Alaia’s own site shows an 80/20 headline instead. On a AED 1.67 million unit under the main plan, the handover payment is about AED 1.0 million.

What to check before buying at Chelsea Gardens

1. The SPA completion date and grace period. The registered 28 February 2027 date sits five months after a 10.3% inspection.
2. Which plan applies. Sources show 20/20/60, a post-handover plan and an 80/20 headline, so confirm the schedule in the SPA.
3. Resale price against registered sales. Studios sold for AED 1.03 million to AED 1.05 million in June 2026, below the AED 1.09 million to AED 1.11 million registered in March.
4. Escrow details for DLD project 3553 at Mashreq Bank before any transfer.
