When will Casa Aura Residence be handed over?

The Dubai Land Department (DLD) register gives Casa Aura Residence a completion date of 12 September 2027. The developer’s date is Q3 2027, and Property Finder and JRE list September 2027.

The DLD inspection of 4 May 2026 recorded 6.32%, the only reading above zero so far. Finishing by 12 September 2027 would need the remaining 93.68 points in about 16 months, close to 6 points a month. A five-storey building can be built faster than a tower, but the register showed only 6.32 points in the first year after the registered construction start of 12 May 2025.

Casa Aura Residence construction update

AGN Skyline held a groundbreaking ceremony and presented it as the start of on-site construction. Gulf News reported the official launch and groundbreaking together on 10 February 2026, describing the approach as starting construction before the launch. The register’s two readings are 0% on 24 January 2025 and 6.32% on 4 May 2026 (Continental Club, registry updated 7 October 2026). The project number is 3522 and the escrow bank is United Bank Limited. No DLD reading after May 2026 had been published by early October 2026.

Casa Aura Residence homes and sizes

Casa Aura is one ground plus four building on a plot of 2,586.97 square metres, registered as “Casa Aura Residence” with 58 units in Madinat Al Mataar, the DLD district for the Dubai South Residential District.

Sizes are from the DLD register via Continental Club, and prices from DLD transactions listed by Continental Club and Mitchells. Amenities listed by the developer include a pool, gym, padel and basketball courts, a jogging track and an open-air cinema (Gulf News).

Casa Aura Residence prices and resale

Mitchells shows 11 apartment sales from 26 September 2025 to 1 July 2026, with a median of about AED 1,375 per sq ft across the 7 sales in its detailed window, a small sample. Recent sales include a 2 bedroom of 1,066 sq ft for AED 1,361,282 on 1 July 2026 and a 1 bedroom of 728 sq ft for AED 941,310 on 18 March 2026. The off-plan median for Madinat Al Mataar over the 12 months to 5 October 2026 was about AED 1,692 per sq ft, though that figure mixes unit types and includes commercial sales (Mitchells). The register also holds a 23 November 2023 transaction of 27,846 sq ft for AED 5,012,300, which matches the plot size rather than a home. JRE lists the building as sold out, and Property Finder shows a starting price of AED 1 million.

Continental Club lists 20% on booking, 40% during construction in 22 instalments and 40% on handover. Tanami Properties describes the same 60/40 plan as 1% a month. AGN Skyline says the instalments run over 22 months after booking and are aligned with construction milestones, with the final 40% due on completion. For a buyer who booked in late 2025, the construction instalments end before the registered completion date, leaving 40% tied to handover.

AGN Skyline Developers, registered as A G N Skyline Real Estate Developments, presents Casa Aura on its website as its arrival in Dubai (“A Legacy of Excellence Arrives in Dubai”), and Gulf News describes it as a family-led developer. Its Dubai office is in Motor City. Its website features only Casa Aura, so there is no completed Dubai project to judge its delivery by.

What to check before buying at Casa Aura Residence

1. The next DLD inspection. The last published reading is from May 2026, and the building needs about 6 points a month to meet 12 September 2027.
2. That the seller is the registered owner, since the building is listed as sold out and any purchase is likely a resale or assignment of an off-plan contract.
3. How much of the 60% has been paid on a resale unit, because the 40% handover payment passes to the buyer.
