When will Belgravia Gardens be handed over?

The DLD project register gives Belgravia Gardens a completion date of 30 September 2028. That matches the Q3 2028 handover quoted when Ellington opened bookings on 31 January 2025, and Property Finder shows the same 30 September 2028 date. The date has not changed since launch.

The issue is pace. The DLD inspection on 4 June 2026 recorded 3.08% complete, so about 97% of the work remains with 27 months to the registered date.

Belgravia Gardens construction update

The registered construction start is 31 January 2025. DLD inspections recorded 1.27% on 16 February 2026 and 3.08% on 4 June 2026, a gain of 1.81 points in about four months (Continental Club, registry updated 5 October 2026). The register describes four buildings of basement, ground and six floors, plus one lower building of basement, ground and one floor. Escrow payments go to United Bank Limited under DLD project number 3512. The registered developer entity is Ellington Karma Developers.

Belgravia Gardens homes and sizes

Units and sizes are from the DLD register via Continental Club. Two thirds of the homes are 1 and 2 bedrooms. The four residential clusters are themed around courtyards with a lazy river, pool decks and a clubhouse (Realty Hunting). Property Finder also lists the project as Belgrave Gardens.

Belgravia Gardens prices and resale

At launch, prices started from AED 1.2 million for 1 bedrooms, AED 1.8 million for 2 bedrooms and AED 2.4 million for 3 bedrooms (Everhomes, 13 January 2025). Ellington sold it in phases, and Realty Hunting lists the latest release, Phase 4, from AED 1.3 million.

DLD has registered 705 sales since 2025, all from the developer, with no resales recorded (Continental Club, transactions to 4 October 2026). Medians are AED 774,828 for studios, AED 1,267,828 for 1 bedrooms, AED 1,730,828 for 2 bedrooms and AED 2,693,828 for 3 bedrooms, or about AED 1,589 per sq ft overall. Continental Club puts the change in price per square metre over the past year at plus 1%, against plus 6% for the wider district. Recent sales include a 2 bedroom of 111.2 square metres at AED 1,909,828 on 2 October 2026.

Belgravia Gardens payment plan

Continental Club, Property Finder and Tanami Properties list a 70/30 plan:

1. 20% on booking, plus the 4% DLD fee.
2. 50% during construction, in eight instalments according to Property Finder.
3. 30% on handover.

Realty Hunting quotes 10% on booking and 60% during construction for a later release, and Everhomes mentions 40% on handover for one option, so terms differ by phase. There is no post-handover plan in any source.

Belgravia Gardens developer and delivery record

Ellington Properties builds design-led mid-rise projects, and its first building, Belgravia in JVC, was delivered in 2017 (Realty Hunting). More recently, its first Dubai Hills project, Ellington House, was recorded 100% complete by DLD on 29 July 2025 against a registered completion date of 28 February 2025, with handover announced on 29 September 2025. That is about five months later than registered. Belgravia Gardens is far larger, at 743 units across five buildings.

What to check before buying at Belgravia Gardens

1. Progress against the date. At 3.08% in June 2026, the next DLD inspections show whether the 30 September 2028 date is still realistic.
2. Which building and phase the unit is in, since terms changed between releases.
3. The grace period in the SPA after the completion date.
4. Resale price against the developer price. With no resales registered yet, assignment prices have no DLD resale benchmark.
