When will Alta View Skyhomes be handed over?
Object 1 markets Alta View Skyhomes with a Q4 2028 handover, the date it gave at launch in June 2025 and still shows on its project page, which mentions completion “in December 2028”. The Dubai Land Department (DLD) register, under project number 3842, lists a completion date of 30 June 2029. Object 1’s own brochure brief, as reproduced by Mitchells, also gives June 2029. So the developer’s marketing date and its registered date are six months apart.
The DLD recorded the tower 5.82% complete at its inspection of 16 September 2026, up 1.76 points since 4 June 2026. With about 94% of the work left and under three years to the registered date, the building needs to move much faster than it has so far.

Alta View Skyhomes construction update
The DLD register records a construction start of 1 August 2025. Progress was 4.06% at the inspection of 4 June 2026 and 5.82% on 16 September 2026, a rise of 1.76 points in just over three months. The escrow account is with ADIB. Object 1 announced the tower as 54 storeys at launch (Construction Week Online, 25 June 2025). The DLD register and Object 1’s brochure give the configuration as B+G+5P+2MF+46+R: a basement, ground floor, five podium levels, two mechanical floors, 46 residential floors and a roof.

Most 1 bedrooms are 720 to 750 sq ft; the larger ones are first floor units with big terraces. Apartments are semi-furnished. Object 1 estimates the service charge at AED 15 per sq ft a year, which would be about AED 6,240 for a studio.

The DLD has registered 230 sales since the tower went on sale, almost all from the developer; only 4 were resales by late September 2026 (Continental Club). Median prices paid are AED 776,424 for studios (41 sales), AED 1,197,982 for 1 bedrooms (157 sales) and AED 1,644,837 for 2 bedrooms (25 sales). Recent 1 bedroom sales between 25 June and 27 August 2026 ranged from about AED 1.01 million to AED 1.28 million. Continental Club calculates the building’s median price per square metre fell 5% over the past year while the wider district rose 2%.
Alta View Skyhomes payment plan
Property Finder and Object 1 list two plans. The standard plan is 20% on booking, 50% in eight construction instalments and 30% on handover. The post-handover plan takes the same 70% before handover, then 5% on handover and 25% in five instalments after it. Earlier broker listings from October 2025 showed a 10% deposit version (10/60/30), so terms have changed since launch. On a AED 748,000 studio, the 30% handover payment is AED 224,400.

Object 1 is part of the TSZ Group and has been registering projects in Dubai since 2022 (Data Habibi). Its website lists two completed buildings, RA1N Residence (handed over Q1 2026) and V1ter Residence (Q3 2026), both in JVC District 12. Data Habibi counts 2 completed projects with 324 units delivered against about 6,400 units under construction, and 6 active projects past their announced handover dates. Object 1 says its earlier JVC buildings, such as 1WOOD Residence, have 12 to 16 residential floors, so Alta View is a much taller build than its delivered stock.

- The DLD progress at each instalment date. Eight construction instalments are due while the tower was under 6% complete in September 2026.

- Object 1’s delivery of its other 2026 and 2027 projects, given its short record of completed buildings.
