Windsor House handover date: the latest position
Windsor House is registered with the Dubai Land Department for completion on 31 July 2029. Continental Club lists the developer’s date as Q3 2029, and Bayut’s building guide gives the same quarter. Full project details are on the Windsor House page.
The DLD inspection on 17 June 2026 recorded 3.08%, up from 0% at the first inspection on 10 September 2025. Most of the structure is still to be built, with just under three years to the registered date.
Windsor House handover date by building
The DLD register holds Windsor House as one project, so one date applies to all 424 units. The register describes two residential buildings of two basements, ground and 10 floors. Continental Club’s summary counts three buildings, and Proptz describes the 424 units as the first phase of a larger plan, so sources differ on the building count.

The late 2026 figure in the Abu Dhabi Week report does not appear anywhere else and does not match the register. The Q3 2028 date was common in broker material but does not appear on Ellington’s own project page. The date that is on record, both at DLD and with Bayut, is Q3 2029.
What the Windsor House handover date means for payments
Windsor House is sold on a 70/30 plan with no post-handover instalments. According to the schedule on Offplans.com, buyers pay 20% on booking, then fixed instalments at 60, 120, 180, 240 and 360 days, which together bring the total to 40% within a year. Four 5% instalments fall due when construction reaches 20%, 30%, 40% and 50%. The final 30% is due on completion.
At 3.08% progress, the construction-linked instalments have not started. For a 1 bedroom at the DLD median of AED 1,157,828, the completion payment is about AED 347,000, due on or after 31 July 2029.

- The completion date printed in the SPA, since early contracts and brochures may carry Q3 2028.
- The grace period in the SPA after the completion date, which applies before any late delivery claim.
- Progress before each construction-linked instalment. The Dubai REST app shows the DLD percentage for project 4035.
