What the Timez by Danube handover date means for payments

Bayut and Goldpillars describe 70% during construction and 30% on handover. Propsearch describes the 30% as paid over a set period after handover, and Danube’s own page advertises instalments of 0.5% a month. On a studio at the AED 800,000 launch price, 30% is AED 240,000, due either on the handover date or spread across the months after it, depending on the plan signed. Under the first version, an earlier handover in Q2 2028 would bring that payment forward.

What to check before relying on the Timez by Danube date

  1. Whether your SPA says Q2 2028 or 31 July 2028, since Danube’s marketing and the DLD register now differ by about a quarter.
  2. Whether the final 30% is due on handover or after it, since sources describe both.
  3. The DLD progress for project 3559, through DLD’s project status enquiry service, to see whether the pace picks up as the superstructure rises.
  4. How an early handover affects you, since Danube says it will finish ahead of schedule and a completion notice brings the handover payment and service charges forward.
