When is The Oasis handover date?
Short answer
The first The Oasis handover date is December 2027, for the Palmiera cluster, the completion date in Emaar's payment plan brief; the other clusters follow between June 2028 and early 2030, with registered completion dates of 31 October 2028 for Palmiera 3, 31 January 2029 for Lavita and 28 February 2030 for Mareva 2. The Dubai Land Department (DLD) inspection of 20 July 2026 recorded Palmiera 81.72% complete, up from 72.56% in March. Nothing at The Oasis has been handed over, and Propsearch still shows an older November 2026 estimate for Palmiera.

The Oasis handover date: the latest position
The first homes at The Oasis are due in December 2027, when Palmiera, the first cluster, is scheduled for completion in Emaar’s payment plan brief. The DLD inspection of 20 July 2026 recorded Palmiera 81.72% complete, up 9.16 points since 27 March 2026. Prices and sales across the community are covered on The Oasis page.
Every later cluster has its own date. Emaar gives June 2028 for Mirage, October 2028 for Palmiera 3 and December 2028 for Lavita, and the DLD register holds dates of 30 June 2029 for Address Villas Tierra and 28 February 2030 for Mareva 2. Nothing has been handed over. Sources disagree on Palmiera: Propsearch still shows November 2026, and an Emaar agent’s June 2026 summary gave Q4 2026 to Q1 2027, both earlier than Emaar’s own brief.

Continental Club dates the Mirage reading of 46.94% to 29 July 2026 rather than 29 June. Lavita’s register entry counts 49 homes against Emaar’s 43 mansions.

What The Oasis handover date means for payments
Emaar’s plans for the early clusters leave between 10% and 20% to completion. Palmiera’s plan collects 85% during construction, with the last 15% due at 100% construction in December 2027, which is AED 1.275 million on the AED 8.5 million starting price. Mirage leaves 10% to June 2028, Palmiera 3 leaves 20% to October 2028 and Lavita leaves 20% to December 2028. Data Habibi lists a 10/80/10 plan for Palmiera 2. Most instalments are tied to construction milestones, so the timing of payments follows DLD progress as well as the completion date.

- Which cluster your villa is in. Dates run from December 2027 for Palmiera to February 2030 for Mareva 2.
- The completion date in your SPA for Palmiera, Palmiera 2, Mirage or Mareva, since the register shows no completion date on file for these clusters.
- For Lavita, whether your SPA uses December 2028 or the registered 31 January 2029.
- The DLD progress for your cluster’s project number, through DLD’s project status enquiry service, since milestone instalments follow it.
