Talea by Beyond handover date: the latest position
Talea by Beyond is registered with the Dubai Land Department (DLD) for completion on 30 June 2028. Property Finder’s Talea page lists June 2028, and Beyond’s product page gives 2028. Propsearch, Engel & Völkers and several agents give Q1 2029, a quarter later. Full project details are on the Talea by Beyond page.
The register shows no construction progress yet. Inspections on 9 July 2025, 16 October 2025 and 24 March 2026 all recorded 0%, and the registered construction start is 30 March 2026. No later inspection had been published by 7 October 2026, so it is not yet possible to judge the pace of work against the June 2028 date.

The registered date has stayed at 30 June 2028 since registration. The Q1 2029 date appears on Property Finder’s parent Forest District card and on sites that copied it (OffplanInsight). Beyond has not published a revised date.
What the Talea by Beyond handover date means for payments
Half the price is due on handover under both published plans: 10% on booking, 40% during construction and 50% on handover, or 20% on booking, 30% during construction and 50% on handover (Property Finder; ezre). On a 2 bedroom at the registered median of AED 4.30 million, the handover payment is about AED 2.15 million. A move from June 2028 to early 2029 would push that payment back by about six months.
What to check before relying on the Talea by Beyond date
- The completion date printed in the SPA, since releases have been marketed with both June 2028 and Q1 2029.
- Whether construction instalments are dated or tied to progress. Dated 5% instalments continue even while inspections record 0%.
- The first DLD inspection after the March 2026 start. It will be the first sign of how fast the 39 floor tower is rising.
- The registered developer. Manarola Real Estate Developments, an Omniyat company, is the party named in the DLD register.
