When is the South Bay handover date?

Dubai South Properties has scheduled South Bay handovers for 2026, as part of about 1,300 units across South Bay and South Living Tower. On the DLD register, South Bay 1 (registered for 10 March 2025) was 93.72% complete on 23 July 2026 and South Bay 2 (registered for 30 May 2026) was 93.8% on 30 June 2026. The later phases were 78% to 88% built in mid 2026 and have no registered date, with Dubai South giving Q1 2027 for phase 4.

South Bay handover date: the latest position
South Bay’s handovers are planned for 2026 but had not been completed on the DLD register by October 2026. Dubai South said on 29 January 2026 that about 1,300 units across South Bay and South Living Tower were scheduled for handover during the year. South Bay 1 and 2, the first phases, were 93.72% and 93.8% built at their latest DLD inspections in July and June 2026. Prices and plans are on the South Bay page.
Both early phases have passed their registered completion dates: 10 March 2025 for South Bay 1 and 30 May 2026 for South Bay 2. The four later phases were 78% to 88% built and have no completion date on the register.

The first two phases were targeted for March 2025 at launch (Bayut). The late stage has been slow: South Bay 2 added 3.38 points between November 2025 and June 2026.
What the South Bay handover date means for payments
Every phase leaves a share for handover, and most later phases add payments after it. Phases 5 and 6 were sold with 20% on handover and 20% within 24 months after. Phase 3 has 20% on handover and 30% in six 5% instalments after (Bayut). A later handover pushes back the handover payment and the start of the post-handover schedule.
What to check before relying on the South Bay date
- Which phase and DLD project number the home sits in. South Bay 1 is registered as project 2452 and South Bay 2 as 2584; the later phases are listed as Premium.
- The SPA completion date and grace period, since the South Bay 1 date passed 19 months ago.
- Whether the 2026 handover programme includes the phase, since Dubai South’s 1,300 unit figure also covers South Living Tower.
- The post-handover instalments that follow the handover payment on phases 3, 5 and 6.

Has South Bay been handed over?
Not on the DLD register. A DLD project status enquiry on 20 September 2026 showed South Bay 1 at 93.72% and South Bay 2 at 93.8%, both still active rather than finished (withlida). Some broker pages say phase 1 handed over in 2025.
What is the South Bay completion date?
The DLD register holds 10 March 2025 for South Bay 1 and 30 May 2026 for South Bay 2. South Bay 3 to 6 have no completion date on the register. Dubai South gave Q1 2027 for phase 4 and scheduled South Bay handovers during 2026.
When will South Bay 3, 4, 5 and 6 be ready?
Dubai South gave Q1 2027 for phase 4 (April 2024). Bayut gives Q3 2026 for phase 3 and late 2026 for the final phases. At the latest DLD inspections, phase 3 was 88%, phase 4 85.5%, phase 5 78% and phase 6 82.06%.
Has the South Bay handover date been delayed?
Yes for the first phases. South Bay 1 and 2 were targeted for March 2025 (Bayut) and South Bay 1's registered date was 10 March 2025, yet both were about 94% built in mid 2026. Data Habibi records a six month postponement for phase 5, from Q2 2026 to Q4 2026.
