Sobha Orbis handover date: the latest position
Sobha Orbis is due for completion on 31 December 2028. That is the registered completion date the Dubai Land Department holds for the project, and Sobha and Property Finder give the same Q4 2028. The DLD site inspection of 13 August 2026 recorded the project 18.20% complete, about 26 months after construction started on 1 June 2024. Sobha’s own quarterly figures put Orbis at 9.63% in March 2026, with the structure 28.60% done. Five months later the DLD inspection recorded 18.20%, though the two figures come from different sources. To meet 31 December 2028, the remaining 81.8% would need to be built in about 28 months from that inspection.

The DLD register describes Sobha Orbis as seven towers, A to G, on a shared podium, and counts 8 buildings in total. It publishes one progress figure and one registered completion date for the whole project, not one per tower. Propsearch gives different storey counts for the towers, from 19 to 48, than the DLD filing below.

What the Sobha Orbis handover date means for payments
Property Finder lists two plans. The first is 20% at booking, 60% during construction in six instalments and 20% on handover. On the lowest listed price of AED 985,000, the handover payment is AED 197,000. The second option spreads 80% over construction in five instalments, with no separate handover payment listed. Propsearch describes the launch plan as 80% during construction and 20% on handover. Under both structures, most of the price is paid before the building is finished, so the construction instalment dates matter as much as the handover date.
What to check before relying on the Sobha Orbis date
- Which tower your unit is in. The register gives one date for towers that range from 16 to 41 residential floors, and Sobha has not said whether they will finish together.
- The completion date and grace period in your SPA. The SPA is the contract that applies if the December 2028 date moves.
- Which of the two payment plans you are on, since only the 20/60/20 plan leaves 20% due at handover.
