Sobha Elwood is due for completion on 30 June 2028. That is the registered completion date the Dubai Land Department holds for Elwood Estates, the villa project at Sobha Elwood, and Sobha and Property Finder give the same Q2 2028. The DLD recorded 10.18% on 25 March 2026 and 14.35% on 20 July 2026, a gain of 4.17 points in about four months. To meet 30 June 2028, the remaining 85.65 points would need to be built in about 23 months from the July inspection. Sobha’s own Q1 2026 figure, 7.70%, was lower than the DLD’s March reading.

The DLD register holds one project, number 3602, with 305 homes in Al Yufrah 1. The developer’s filed description refers to 225 ground plus one and ground plus two villas, a lower count than the 305 registered homes. The register publishes one progress figure and one date for all of them, and Sobha has not published dates by villa cluster.

Real Estate Club Dubai reported on 5 July 2026 that broker pages quote December 2027 for a first release, and that older material cited late 2026 to early 2027. Neither date appears on the DLD register or Property Finder’s project page.

Property Finder lists 20% at booking, 40% during construction in four instalments and 40% on handover. On the AED 9.9 million entry price for a 4 bedroom villa, AED 3.96 million falls due at handover. With the developer’s allocation sold out in February 2026, buyers now come in through resales and take over the seller’s remaining instalments.
What to check before relying on the Sobha Elwood date
- The completion date in the SPA, rather than a broker’s December 2027 figure, since the register gives 30 June 2028.
- The grace period written into that SPA, which applies if the June 2028 date moves.
- How many of the four construction instalments the seller has paid, since the rest and the 40% handover payment pass to the buyer.
- The inspection figure for project 3602 through DLD’s project status service, rather than a portal’s estimate.
