Seraph by Wadan handover date: the latest position
The Dubai Land Department (DLD) register gives Seraph by Wadan a completion date of 15 December 2027, and Wadan Developments states Q4 2027. Prices, sizes and payment plans are on the Seraph by Wadan project page.
The last DLD inspection, on 22 July 2026, recorded 11.12% complete, seven months after construction started. Wadan’s own construction update, accessed on 11 October 2026, shows 18.42%, with the Level 4 slab partly cast. The two figures come from different dates and methods, and the DLD one is the independent measure.
From 22 July 2026, 17 months remained to the registered date to complete about 89% of the work. The building is relatively small, at 190 units over 13 floors, and the date has not been revised, but no DLD inspection since July had been published by 11 October 2026.

What the Seraph by Wadan handover date means for payments
On the 50/50 plan, 15% is paid on booking, 35% over the first 20 months and 50% on handover, so half the price falls due at completion. On the 70/30 plan, 10% is due on handover and 30% follows over 36 months at 2.5% a quarter (Wadan fact sheet, Tanami Properties). On a studio at AED 595,000, the 50/50 plan leaves AED 297,500 due on handover. The 70/30 plan leaves AED 59,500 due on handover and then about AED 14,875 a quarter for three years. A later handover would push both the handover payment and the post-handover instalments back.
