The Dubai Land Department (DLD) project register gives Seacliff by Imtiaz, the 170 unit Imtiaz Developments building on Dubai Islands, a registered completion date of 15 August 2028. The latest DLD inspection, on 20 July 2026, recorded 4.71% progress. Property Finder and Continental Club’s developer field follow the register, with August 2028 and Q3 2028. The DLD register lists 170 units, 113 of them 1 bedrooms.

No change to the registered date has been reported. The difference is between the Q1 2028 marketing date and the later date on the register. Continental Club records a pace of 0.71% a month so far, early in the build.

The plan is 20% on booking, 30% during construction and 50% on handover (Continental Club, Property Finder and Metropolitan). The construction instalments run from June 2026 to November 2027 (Metropolitan). After that, half the price is due on completion. If completion follows the registered August 2028 date rather than Q1 2028, there is a gap of about nine months between the last instalment and that payment.

What to check before relying on the Seacliff by Imtiaz date

1. Which date is in the SPA. Sales material says Q1 2028, while the register says 15 August 2028.
2. The grace period after the SPA date. It decides how late completion can run before delay terms apply.
3. Pace at the next DLD inspection. At 4.71% in July 2026, the building needs close to 4% a month to finish by August 2028.
4. Funding for the 50% balance. Buyers using a mortgage for the handover payment need it ready for the actual completion month.
