When is the Sea Legend One handover date?

The registered completion date for Sea Legend One is 30 November 2026 on the Dubai Land Department (DLD) project register. The last DLD inspection, on 4 August 2026, put construction at only 22.2%, so the building will not be completed by then. Alnair reported 30 June 2027 in June 2025, and at the recorded pace of about 2% a month completion would fall well after that.

Sea Legend One handover date: the latest position
The Dubai Land Department (DLD) project register gives Sea Legend One, the MVS Real Estate building on Dubai Islands, a registered completion date of 30 November 2026. Property Finder and the developer’s own figure also say Q4 2026. Full project details are on the Sea Legend One page.
The latest DLD inspection, on 4 August 2026, recorded 22.2% progress, with less than four months to the registered date. The date has not been formally changed on the register, but the building cannot be completed by then. An Alnair report in June 2025 gave 30 June 2027, and Continental Club’s projection at the current pace is November 2029.

What the Sea Legend One handover date means for payments
The plan is 20% on booking, 40% during construction in four instalments and 40% on handover (Property Finder and Continental Club). The 40% handover payment is due on actual completion, not on 30 November 2026. On a 1 bedroom at the DLD median of AED 2,163,840, that final payment is about AED 865,000. Buyers who have already paid 60% carry that amount through any extra construction time.
What to check before relying on the Sea Legend One date
- Which date the SPA shows. The register says 30 November 2026, while Alnair’s June 2025 report gave 30 June 2027, so contract dates may differ by booking date.
- The grace period and delay terms. With the registered date certain to pass, the SPA terms on late completion are the key document.
- Any extension filed with DLD. A change to the registered completion date will appear on the DLD project status service.
- Construction instalment triggers. Whether the four construction payments follow progress stages or calendar dates decides when they fall due.
