Samana Waves handover date: the latest position

Samana now gives a Q1 2027 handover for Samana Waves and Q3 2027 for Samana Waves 2, on its own project pages (accessed 11 October 2026). Prices, sizes and the payment plans are on the Samana Waves page.

The DLD register has not caught up. It still holds registered completion dates of 15 April 2026 for Waves 1 and 20 March 2026 for Waves 2, and both have passed. Waves 1 was 90.06% complete on 19 June 2026, with no newer inspection published by 8 October 2026. Waves 2 was 52.09% complete on 2 October 2026.

Waves 2 is DLD project number 2574, with its escrow account at Emirates NBD. The DLD register name for the first building is simply “Samana Waves”.

How the Samana Waves handover date has changed

Waves 1 is now two years behind its launch date and Waves 2 about 18 months behind. Waves 2 added 4.84 points between June and October 2026. At that pace, the remaining 48 points would take more than two years, so reaching Q3 2027 would need faster work.

What the Samana Waves handover date means for payments

Under the Waves 2 plan on Property Finder, 1% is due on handover and 24% after it, so most of the price is paid before keys. The original Waves 1 plan ran 1% a month for 65 months from March 2022, ending around 2027, regardless of construction stage. Samana’s current Waves 1 plan adds 0.5% a month for 60 months, which extends payments well past handover.

What to check before relying on the Samana Waves date

1. The building named in the SPA, since Waves 1 and Waves 2 are about 38 points apart.
2. Any written notice of the revised date, given that both registered dates in the DLD register have passed.
3. The SPA terms on delay, including any grace period after the original completion date.
4. The next Waves 1 inspection, which should show whether it has passed 90% since June 2026.
