Samana Ivy Gardens 2 has a registered completion date of 31 December 2027 in the DLD project register, and Samana lists a Q4 2027 handover. Neither building is close to finished. The first was 27.49% complete on 28 April 2026, a month before its target. Ivy Gardens 2 was 15.19% complete on 18 June 2026, with 18 months left to its registered date.

Ivy Gardens 2 moved from November 2027 at launch to a registered 31 December 2027, a one month change. The bigger gap is pace. It took about two years to pass 15%, and the remaining 84.81 points need about 4.6 points a month to meet the registered date. Continental Club’s projection from the average pace since the start runs to 2034. For the first building, the register and portals have not yet shown a date to replace May 2026.

For Ivy Gardens 2, the plan on the DLD listing (via Continental Club) and Property Finder is 20% on booking, 57% during construction and 23% on handover. On a studio at the AED 703,790 DLD median, the handover payment is about AED 162,000. For the first building, Continental Club gives a plan with 1% a month for 35 months, so buyers from 2023 had largely finished construction payments while the building was still about a quarter built. Its 25% post-handover share, at 0.5% a month for 50 months, only starts once handover happens.

What to check before relying on the Samana Ivy Gardens date

1. Which building is named in the SPA, since Ivy Gardens and Ivy Gardens 2 are separate DLD projects with different dates.
2. For the first building, the SPA grace period and any written notice of a new date, since May 2026 has passed.
3. For Ivy Gardens 2, the next DLD inspection. At the 4.6 points a month needed for 31 December 2027, the tower would be near 45% by the end of December 2026.
