Samana Ibiza handover date: the latest position
The Dubai Land Department (DLD) project register lists Samana Ibiza with a completion date of 28 February 2028. Samana Developers’ project page now says Q2 2028. Prices, sizes and the payment plan are on the project page: Samana Ibiza.
Both dates sit against a low progress figure. The DLD inspection of 18 June 2026 recorded 3.1% complete, almost two years after the register’s construction start of 1 August 2024. No later inspection had been published when the register was updated on 9 October 2026.

The developer date has slipped by one quarter so far. At the pace of about 0.30 points a month recorded over the past year (Continental Club), the remaining work would take many years, so a further change to the date is possible unless construction speeds up sharply.
What the Samana Ibiza handover date means for payments
Samana’s non-PDC plan takes 20% on booking, 1% a month for 42 months, 10% in month 12 and 5% in month 18, so 77% is paid in the first three and a half years whatever the build stage. The last 23% is paid at 0.5% a month for 46 months; on the PDC plan, 28% over 56 months. Excel Properties lists 1% due on handover itself, with the final stage after it.
Because most instalments run on a monthly schedule from booking, a later handover means buyers may have paid most of the price well before completion. On a AED 1.13 million one bedroom, the 1% monthly instalment is about AED 11,300.
