Samana Hills South, in Saih Shuaib 2, Dubai Industrial City, is three separately registered phases. The Dubai Land Department register holds a registered completion date of 15 May 2028 for the original phase and 31 August 2028 for phases 2 and 3. DLD site inspections recorded the original phase at 12.12% complete on 28 September 2026, and phases 2 and 3 at about 5% in June 2026. The phases are moving at different speeds. Phase 2 went from 0.67% in February 2026 to 5.26% in June, and phase 3 from 0% in September 2025 to 4.60% in June 2026. The original phase moved from 4.54% to 4.84% between April and June 2026, then to 12.12% by 28 September 2026. It still had about 88% left to build with about 19 months to its registered date, and phases 2 and 3 had more than 94% left at their June inspections.

The share due at handover varies widely by phase. Property Finder lists two options for phase 1: 15% at booking, 10% during construction and 75% at handover, or 20%, 10% and 70%. Data Habibi lists a different phase 1 plan with 1% at handover and 45% paid over 45 months after it. Phase 2 was launched on 20% at booking, 46% during construction, 1% at handover and 33% after handover (Propsearch). For a phase 1 buyer on the 75% option, the May 2028 date decides when three quarters of the price falls due.
