Rashid Yachts and Marina, Emaar’s waterfront community at Mina Rashid, hands over tower by tower. The registered completion dates on the Dubai Land Department (DLD) register run from 30 November 2026 for Seascape to 30 June 2030 for Aurea, and the developer and portal dates for towers without a registered date fall inside that range. Two towers are finished. Seagate is listed as completed on the register, with a registered completion date of 30 September 2025, and tenancy contracts there were registered from January 2026. Sunridge, 130 homes, was recorded 100% complete on 17 March 2026, ahead of its developer handover date of Q1 2027. The next tower due is Seascape, 79.13% complete at the DLD inspection of 6 May 2026. At its January to May pace of about 2.8 points a month, the remaining 20.87 points would take until around December 2026, close to its 30 November date.

Seashore, also sold as Seashore at Mina Rashid, is not a separate project on the register. Propsearch lists it as the 15 storey building of Seagate, alongside Seagate Buildings 2, 3 and 4, so Seashore Residences buyers have Seagate’s dates: 100% on 14 April 2025 and a registered completion date of 30 September 2025. Seashore was marketed from 2019 with handover in Q3 or Q4 2022 (Edge Realty; Gold Pillars), and Propsearch records Seagate’s estimated handover moving from September 2022 to September 2025.

The share due at handover varies by tower. Marina Views is on 10% at booking, 70% during construction and 20% on handover (Property Finder). Bayline and Avonlea run ten 10% instalments, the later six tied to construction milestones, with the final 10% due on 100% completion, scheduled for November 2027. Data Habibi lists Clearpoint at 10%, 80% and 10%. Seashore, now complete, was sold on 5% down, 55% during construction and 40% on handover (Gold Pillars), so the larger final payment waited for the 2025 completion. On a unit at the AED 2.11 million starting price for towers still on sale, a 20% handover payment would be AED 422,000.

- Which registration your unit sits in. Marina Place, Pier Point and Sera each have two registrations with separate dates and progress.
- The SPA date for Clearpoint, Bayline, Avonlea and Ocean Point buyers, since these towers have no registered completion date to compare against.
