Q Gardens Aliya handover date: the latest position
The Dubai Land Department (DLD) project register gives Q Gardens Aliya, the AYS Developers building in Jumeirah Village Circle (JVC) District 12, a registered completion date of 30 June 2027. Continental Club, which republishes the register, records the developer’s own handover as Q2 2027. Full project details are on the Q Gardens Aliya page.
The latest DLD inspection, on 5 July 2026, recorded 7.7% progress. That is almost the same as the 7.64% recorded on 23 December 2025. Portals do not agree on the date: Property Finder shows Q4 2027, and fäm Properties still shows 30 November 2026.

- 1 October 2024: sales and construction start, per Property Finder and the DLD register. fäm Properties gives a 1 November 2024 launch and a 30 November 2026 completion date.
- 15 May 2025: DLD inspection at 6.59%.
- 23 December 2025: DLD inspection at 7.64%.
- 5 July 2026: DLD inspection at 7.7%, with the registered completion date at 30 June 2027.
- October 2026: the register still shows 30 June 2027 (Continental Club, updated 7 October 2026). Property Finder and Metropolitan show Q4 2027.
The pace since mid 2025 is the main issue. At 7.7% in July 2026, the building would need more than 92 points of progress in less than a year. Continental Club puts the median pace for completed Dubai projects at 2.48% a month.

On the plan listed by Continental Club, 20% is paid on booking, 45% during construction and 35% on handover. Under that plan, the handover date decides when the largest single payment falls due. Property Finder also shows a plan with 40% during construction, 1% on handover and 39% spread after handover, which moves most of the balance past the handover date. fäm Properties shows 10/45/35. Buyers on resale take over whatever schedule the original SPA set.
What to check before relying on the Q Gardens Aliya date
- The completion date and grace period in the SPA. Marketing dates range from November 2026 to Q4 2027, and the contract date is the one that applies.
- A DLD inspection after 5 July 2026. The DLD project status service shows whether progress has moved past the 7.7% recorded then.
- How construction instalments are linked. If the 45% construction share is tied to progress milestones, a pause in work also delays those payments.
- The 35% handover payment. Buyers planning to fund it with a mortgage need the bank’s valuation timed to the actual handover, not the registered date.
