Zoya Developments has marketed the building for handover in Q1 2027 since sales opened in September 2024, and Property Finder lists January 2027. At the DLD inspection on 20 August 2026 the building was 58.39% complete. Progress has been steady, but the remaining 42% is a lot of work for the four months left before the registered date. If the pace of 2026 holds, completion would fall in about spring 2027, still close to the Q1 2027 marketing date but after 1 January.

The date has not moved on paper. Q1 2027 was the launch promise, and the DLD date of 1 January 2027 sits at the very start of that quarter. The risk is in the progress figure rather than in any announced change.
What the Pristine by Zoya handover date means for payments
Zoya’s brochure sets out a 60/40 plan. Buyers pay 20% on booking and 30% in four instalments within 24 months of booking, so most early buyers have already paid 50%. A further 10% falls due on handover. The remaining 40% is paid after handover, at 1% a month for 36 months with an extra 5% in month 18.
So the handover date does two things here: it triggers the 10% handover payment and it starts the three year post-handover clock. A later handover pushes back both.
What to check before relying on the Pristine by Zoya date
- The completion date and grace period in the SPA. The SPA date may read Q1 2027 or 1 January 2027, and the grace period sets how much later handover can be before the buyer has any remedy.
- The next DLD inspection figure. A Q1 2027 handover depends on a reading well above 58.39% by late 2026.
- How post-handover instalments are dated. Confirm they run from the actual handover, not from the 1 January 2027 registered date.
- For resale buyers, which instalments are still owed, since 50% may already be paid but 50% is still to come.
