Peninsula Dubai Residences handover date: the latest position
The Dubai Land Department (DLD) register holds a completion date of 8 January 2029 for both towers of Peninsula Dubai Residences, on the Dubai Peninsula in Jumeirah 2. H&H targets Q1 2029, and Property Finder lists 8 January 2029. More on the project: Peninsula Dubai Residences.
Both towers are at an early stage. Tower 1 was 5.6% complete on 10 September 2026 and Tower 2 was 6% complete on 13 August 2026. Each added about 2 percentage points in the three months before those readings. The DLD values the project at AED 700 million, an estimate the developer submitted before construction (Propsearch).

RSHP’s design shows four residential towers around a central hotel (Dezeen, 22 April 2025). Only two residential towers are in the DLD register so far. Both escrow accounts are with Emirates NBD.

- November 2024: first trace of the project in public records, with an estimated start in March 2025 (Propsearch).
- 3 March 2025: construction registered as starting, with a registered completion date of 8 January 2029.
- 22 April 2025: RSHP’s design published (Dezeen).
- 2025 to 2026: DLD sales recorded in both towers, 151 in all by October 2026 (Continental Club).
- 22 November 2025: a broker listing gave Q1 2029 and the 50/50 plan (Elevation).
- May 2026: FOGO Real Estate listed Q2 2029, the only later date found.
- 13 August and 10 September 2026: DLD inspections at 6% (Tower 2) and 5.6% (Tower 1). The register still holds 8 January 2029.
What the Peninsula Dubai Residences handover date means for payments
The 50/50 plan puts 10% on booking, 40% during construction and 50% on handover (Property Finder). On a 1 bedroom bought at AED 7.3 million, the handover payment is about AED 3.65 million. On a 3 bedroom in Tower 2 at AED 34.3 million, it is about AED 17.15 million. Any change to the completion date moves this payment with it.
What to check before relying on the Peninsula Dubai Residences date
- Which tower the unit is in. The two towers share a registered date but are inspected separately, on different dates.
- The completion date and grace period in the SPA, which governs the 50% handover payment.
- That the listing is the Jumeirah 2 project. Some data pages mix it up with The Peninsula by Select Group in Business Bay, which has different towers and dates.
