When is the Passo by Beyond handover date?
Short answer
Passo by Beyond has a registered completion date of 31 December 2029, a quarter later than the Q3 2029 date Beyond gave at launch in July 2025. The DLD inspection on 24 March 2026 recorded 0% complete, and Beyond reported in April 2026 that excavation and shoring were done with foundation piling next. Passo by Beyond handover date: the latest position
The DLD register holds a registered completion date of 31 December 2029 for Passo by Beyond. Beyond’s launch release in July 2025 gave Q3 2029. Prices, sizes and the payment plan are on the Passo by Beyond page.
The last published DLD inspection, on 24 March 2026, recorded 0% complete. Beyond’s own update on 3 April 2026 put the site at the end of excavation and shoring, with foundation piling next. More than three years of construction remained at that point.
Passo by Beyond handover date by building
Passo is registered as one DLD project, number 3886, with two G+14 towers and six G+2 villas over a shared two level basement. DLD sales are recorded against Tower A and Tower B; Beyond markets the towers as Avita and Bella.

The registered date sits one quarter after the launch target. Mitchells’ project brief also cites December 2029 as Beyond’s published expected completion. A DLD file dated 15 June 2026 still showed the status as not started, while the later register extract shows under construction, so registry snapshots differ by date.
What the Passo by Beyond handover date means for payments
Passo is sold on a 60/40 plan. After 10% on booking and 10% a month later, eight instalments of 5% fall due every six months from December 2025 to June 2029, by date rather than by progress. The remaining 40% is due on completion. If completion moves from Q3 2029 to the registered 31 December 2029, or later, the dated instalments do not move but the 40% payment does. On the DLD median price of AED 9.17 million, that final payment is about AED 3.67 million.

- Which date the SPA uses, Q3 2029 or 31 December 2029, and the grace period after it.
- The DLD inspection figure after foundation piling, since the only published inspection is from March 2026.
- Whether the unit is in Avita, Bella or a beach mansion, as the villas are separate structures within the same project.
