The DLD project register holds a registered completion date of 9 June 2027 for One River Point. Ellington Properties gives an anticipated completion in the second quarter of 2027, the date it has used since launch. Prices, sizes and the payment plan are on the One River Point page.
The latest DLD inspection, on 21 July 2026, recorded 35.43% complete. Ellington has not revised its date, but portals have started to move: JRE and Luxury Located show Q3 2027.

Between March and July 2026, the tower gained 6.64 points, about 1.7 points a month. To finish by 9 June 2027, the remaining 64.57 points would need about 6 points a month. Continental Club, using a year of inspections, puts completion at 22 August 2029 if the pace does not change. That estimate is a calculation, not a date given by Ellington.
What the One River Point handover date means for payments
Ellington’s plan of 30 October 2023 puts 20% on booking and 30% on four dated instalments within 240 days of reservation, so buyers from 2023 and 2024 have paid half the price. Four more instalments of 5% follow at 30%, 40%, 50% and 60% construction, and the last 30% is due on completion (Mitchells). The 50% and 60% stages move with the build, and so does the completion payment. On a 1 bedroom at the DLD median of AED 2,797,828, that final payment is about AED 839,000 (Continental Club, register updated 6 October 2026).

- The completion date and grace period in the SPA, compared with 9 June 2027 in the register.
- The next DLD inspections, measured against the roughly 6 points a month the registered date needs.
- Whether Ellington issues a revised date, as some portals already show Q3 2027.
- The timing of a mortgage for the 30% completion payment, since a later completion can outlast an approval.
