The Dubai Land Department (DLD) project register lists 31 December 2027 as the registered completion date for One by Preston (DLD register via Continental Club, updated 10 October 2026). There is little construction data. The only published DLD inspection, dated 16 December 2024, recorded 0% progress, and the DLD project record shows a planned construction start of February 2026 (Data Habibi).

How the One by Preston handover date has changed

• 1 November 2024: bookings start, according to Property Finder, which shows an expected completion of 1 September 2026.
• 16 December 2024: DLD inspection at 0%.
• February 2026: planned construction start in the DLD project record (Data Habibi).
• July 2026: Preston announces approval of the escrow account and the official launch, with completion scheduled for December 2027. It later says 50% of units sold within days and SPAs were issued (Zawya).
• October 2026: the DLD register shows a registered completion date of 31 December 2027.

The move from a September 2026 portal date to December 2027 is a gap of about 15 months.

What the One by Preston handover date means for payments

Preston’s July 2026 plan puts 70% of the price into the construction period and 30% over 30 months after handover. On a AED 999,000 2 bedroom, that is about AED 299,700 after handover, or about AED 9,990 a month. Portal listings show a 20/24/6/50 plan instead, with 6% due on handover and 50% over 50 or 120 months afterwards (OffPlanIndex; Ezre). On Ezre’s studio price of AED 729,786, the portal plan means about AED 43,800 on handover and about AED 3,000 a month for 120 months afterwards. Under either version, post-handover instalments start only once the building is handed over, so the completion date also sets when they begin.

What to check before relying on the One by Preston date

1. The completion date and grace period in the SPA, since Property Finder still carries an older date of 1 September 2026.
2. A current DLD inspection reading, because the last published figure is 0% from December 2024.
3. Which payment plan the SPA uses, since the 70/30 and 20/24/6/50 plans put very different amounts at handover.
4. The escrow account named in the SPA, which Data Habibi lists with the National Bank of Fujairah, since payments before handover are made into it.
