The last DLD inspection, on 25 June 2026, recorded 34.06% of construction complete. That leaves about two thirds of the work for the roughly eight months between that inspection and the registered date. Between 26 December 2025 and 25 June 2026, progress rose by about 22 points.

The main portals no longer show the first date of Q4 2026. The register date of 12 February 2027 is about two months later. Dubainary’s Q2 2027 is later again, and sources disagree by up to one quarter.

Property Finder and Everhomes list 10% on booking, 40% during construction and 50% on handover. Ezre lists 40% on handover, with 50% paid in five instalments within 13 months of booking. Under the 10/40/50 plan, a villa bought at AED 23.5 million would leave about AED 11.75 million due at handover, so a later handover also moves the largest payment later. No source lists a post-handover plan for this project.
