Nad Al Sheba Gardens handover date: the latest position
Nad Al Sheba Gardens is built in numbered phases, each registered separately with the Dubai Land Department, so each has its own date. Phase 3, 235 villas and townhouses, had a registered completion date of 19 April 2026. Its DLD site inspection of 30 July 2026 recorded 97.03%, and the register still listed it as active, not finished, on 27 September 2026, more than five months past that date (Dubai Handover). Phases 4, 5 and 6 are between 13.85% and 57.04% built and have no completion date filed on the register. Phases 7 to 12 carry registered dates from 15 February 2028 to 1 August 2029 and were all under 5% built in mid 2026.

Phase 3 was sold on 10% at booking, 40% during construction and 50% at handover, so half the price is still tied to the overdue handover. Later phases leave less for the end. What to check before relying on the Nad Al Sheba Gardens date
- The DLD project number for your phase: 2484 for Phase 3, 2915 for Phase 4, 3077 for Phase 5, 3085 for Phase 6 and 3446 for Phase 7. Listings often name the community only.
- The SPA date for Phases 4 to 6, since the register holds no completion date for them and the dates quoted come from secondary sources.
- Which Phase 7 date your SPA uses. The register says 15 February 2028 and Property Finder says 31 August 2028, six and a half months apart.
- The grace period in a Phase 3 SPA, since the April 2026 date has passed and the 50% handover payment depends on when Meraas issues the completion notice.
