Lusin Residences has a registered completion date of 15 December 2026 on the DLD register, and Ermax’s brochure gives the same date. The building in Al Warsan First, International City Phase 1, was 35.03% complete at the DLD inspection on 18 June 2026. Full project details are on the Lusin Residences page.

With about 65 points of construction left six months before that date, a later handover is likely. Proprain lists Q2 2027. Ermax has not published a revised date, and the DLD register still showed 15 December 2026 in October 2026 (Dubai Handover).

Lusin Residences is a single building, so one date covers every unit: 17 studios, 28 one bedroom apartments, 10 two bedroom apartments and 2 commercial units on the DLD register. Ermax markets 55 residences, the same total once the two shops are excluded. The main contractor is 3D Construction LLC, an Ermax Group company, and the escrow account is at Emirates NBD (Ermax brochure).

• 18 June 2026: DLD inspection records 35.03% complete. The registered date stays at 15 December 2026.
• October 2026: Proprain lists Q2 2027, while the DLD register is unchanged.

What the Lusin Residences handover date means for payments

The share due at handover depends on unit type. Studios are sold on 70/30, so 30% falls due at handover, or about AED 138,000 on a AED 460,000 studio. 1 bedroom units and penthouses are 40/60, and 2 bedroom units are 30/70, so 60% or 70% of the price waits for handover (Ermax; dxbpropy). For these larger units, a later completion date also delays the main payment. No post-handover plan has been published.

What to check before relying on the Lusin Residences date

1. The completion date and grace period in the SPA, since the registered date of 15 December 2026 falls only six months after a 35% inspection.
2. The plan for the unit type. A 2 bedroom buyer has 70% due at handover, a studio buyer 30%.
3. The next DLD inspection result on the Dubai REST app under project 3645, to see whether the pace has picked up from about 1.3 points a month.
4. The service charge budget. Ermax’s brochure estimates AED 14 to AED 17 per sq ft a year, which will apply from handover.
