Laya Courtyard is registered for completion on 26 December 2026 under DLD project 2871, in line with the developer’s Q4 2026 target. Prices, sizes and payment plans are on the Laya Courtyard page.

The Dubai Land Department (DLD) recorded the project 50.57% complete at its inspection of 15 September 2026. Finishing by 26 December 2026 would need about 49 points in just over three months, roughly 15 points a month, against about 2.2 points a month during 2026. Continental Club’s projection at the current pace is 25 July 2028.

How the Laya Courtyard handover date has changed

The registered date had not been revised by October 2026. Three years after the registered start, the buildings were half built, so the gap between the registered date and the projection is about 19 months.

What the Laya Courtyard handover date means for payments

Studio buyers on the published plan pay 10% on booking, 30% during construction and 60% on handover. 1 bedroom buyers pay 10% on booking, 40% during construction, 20% on handover and 30% over 30 months after handover (JRE Dubai; OffPlanIndex). A later completion date delays the large handover payment for studios and pushes the whole post-handover schedule for 1 bedrooms later. On a studio at the AED 711,726 DLD median, about AED 427,000 falls due on handover.

What to check before relying on the Laya Courtyard date

1. The SPA completion date and grace period. If the SPA gives Q4 2026, the grace period clause decides what happens when that date passes.
2. The next DLD inspection. A reading below 60% by the end of 2026 would confirm a finish in 2027 or later.
3. The handover notice for studios, which triggers the 60% payment, and any mortgage approval needed for it.
4. How the post-handover period is counted for 1 bedrooms, from the actual handover or from a fixed date.
