The Dubai Land Department (DLD) recorded the building 72.1% complete at its inspection of 19 May 2026. It gained 24.95 points in the six months from 24 November 2025, about 4.3 points a month. At that pace the remaining 28 points would take until about December 2026, in line with the registered date. No newer DLD figure had been published by 11 October 2026.

How the Lateral One handover date has changed

Sales opened when the building was already about half built, which is why the time from launch to the registered completion date is under a year. The Q1 2027 dates on some portals have not been explained by the developer.

What the Lateral One handover date means for payments

Most published plans put 70% of the price on handover: 10% on booking and 20% over 11 months, or 20% on booking and 10% after (Grand Reve Realty; Gorilla Real Estate). A 20/80 offer puts 80% on handover, and Continental Club shows 60%. For buyers who booked in 2026, the handover payment may fall due within a year of booking. On a studio at AED 648,000, a 70% balance is about AED 453,600; on a 2 bedroom at AED 1.63 million, about AED 1.14 million.

What to check before relying on the Lateral One date

1. The completion date written in the SPA, since portals show both Q4 2026 and Q1 2027.
2. A DLD inspection after May 2026. A reading near 90% by the autumn would support handover around the end of 2026.
3. Mortgage approval for the 60% to 80% balance, arranged before the handover notice arrives.
4. The building completion certificate before final payment, since the whole balance is due at that point.
