When is the Jumeirah Asora Bay handover date?

Updated 1 October 2026 Jumeirah Asora Bay

Short answer

The Jumeirah Asora Bay handover date is 31 March 2029, the registered completion date on the Dubai Land Department (DLD) register for the residences and the neighbouring hotel, and Property Finder, Bayut and Propsearch all give Q1 2029 or March 2029. The DLD site inspection of 12 August 2026 put construction at 4.40% complete, up 0.39 points since 21 May 2026. Meraas says marine works and piling are done and foundations come next, so almost all of the building remains to be built in the 31 months to the registered date.

Jumeirah Asora Bay handover date: the latest position

Jumeirah Asora Bay is registered for completion on 31 March 2029. That is the date the Dubai Land Department holds for project number 3445, which covers the 29 Jumeirah Residences and the Jumeirah Asora Bay hotel next to them. Property Finder lists the same expected completion, and Bayut, Propsearch and DataHabibi give Q1 2029 or March 2029. More on prices and sizes is on the Jumeirah Asora Bay page.

The DLD site inspection of 12 August 2026 recorded the project 4.40% complete, 15 months after the registered construction start of 1 May 2025. Progress rose 0.39 points from the inspection of 21 May 2026. Meraas’s project page says marine works and piling are finished and foundation works are due to start next, as the project moves into main construction. That leaves almost the whole building to go up in the 31 months between the August inspection and 31 March 2029.

Jumeirah Asora Bay handover date by building

The DLD register counts two buildings under one project number, one progress figure and one registered date. The Ocean Mansions are marketed separately.

What the Jumeirah Asora Bay handover date means for payments

The published plan is 20% at booking, 40% during construction and 40% on handover. That makes the handover payment as large as all the construction instalments combined. On the AED 48.96 million 4 bedroom sale registered on 14 May 2026, 40% is about AED 19.6 million. On the AED 65 million sale of 5 August 2026, it is AED 26 million.

Because the 40% is tied to handover, any change to the 31 March 2029 date moves the timing of the largest single payment. One tracker lists a 10/40/50 split instead, so the plan in each SPA is the one that applies.

What to check before relying on the Jumeirah Asora Bay date

  1. Whether your home is a residence or an Ocean Mansion. The registered 31 March 2029 date applies to project 3445. No separate registered date for the mansions was found, and one portal gives June 2029.
  2. The completion date and grace period in your SPA, since 40% of a price above AED 45 million falls due on that date.
  3. The next DLD inspection for project 3445. At the August 2026 inspection, foundations had not started, and later inspections will show how fast the building rises.
  4. For a resale purchase, how much the seller has paid. The seller has typically paid the 20% booking amount and part of the 40% construction share, and the buyer takes on the rest.
