When is the JAD 288 handover date?

JAD 288 handover date: the latest position
JAD Global says JAD 288 will be completed in the first quarter of 2028. The DLD project register holds an earlier completion date, 31 December 2027, which has not been changed since the project was registered in October 2025. Prices, sizes and the payment plan are on the JAD 288 project page.
The latest DLD inspection, on 27 July 2026, recorded the project 1.88% complete. On 18 September 2026 JAD Global reported raft reinforcement, waterproofing and formwork underway across the plot. The project is still at foundation stage.
JAD 288 handover date by building
The DLD register lists one project of three buildings, each a ground floor, two parking levels, eight floors and a roof. One date applies to all three.

DLD sales records name Block B and Block C separately, but no separate progress figure or date is published for each block.

- 17 October 2025: Project registered with DLD, with a completion date of 31 December 2027 (Dubai Data).
- 1 December 2025: Registered construction start.
- 9 December 2025: Official launch, 216 homes and 6 shops, prices from AED 790,000 (Gulf Construction Online).
- 5 March 2026: Groundbreaking with Al Safa Contracting as main contractor; JAD Global gives completion as Q1 2028.
- 27 July 2026: DLD inspection at 1.88%.

The gap between the register and the developer opened at the groundbreaking, when JAD Global put completion one quarter later than the registered date. The developer’s nearby project, 171 Garden Heights, shows how its dates have run so far: it was 33.66% complete on 8 June 2026 against a registered completion date of 31 December 2026 (Mitchell’s).
The unit count also changed between announcements. The launch in December 2025 described 216 homes and 6 shops, the same 222 units now in the DLD register, while the March 2026 groundbreaking release referred to 288 residential units. The register has not been updated to match.
What the JAD 288 handover date means for payments
JAD Global’s 60/40 plan takes 10% at booking, further instalments during construction up to 60%, and 40% on completion. Nothing is due after handover. On a studio priced at AED 980,000, about AED 392,000 falls due at completion, so a later completion date also moves the largest single payment later.
What to check before relying on the JAD 288 date
- Which date the SPA uses. Buyers who signed before March 2026 may hold the 31 December 2027 register date; later contracts may cite Q1 2028.
- The grace period in the SPA, given that the project was under 2% built 17 months before the registered date.
- New DLD inspections for project 3798, through the DLD project status service, to see when the superstructure starts rising.
