When is the Haven by Aldar handover date?

Aldar's Haven project page gives Q4 2027 for completion, a quarter later than the Q3 2027 it announced at launch in October 2023. On the DLD register, Haven by Aldar 1 has a registered completion date of 28 November 2027 and Haven by Aldar 3 has 30 March 2028. DLD inspections on 28 July 2026 recorded Haven 1 at 44.15%, Haven 2 at 40.02% and Haven 3 at 57.62%, so each phase has its own date.

Haven by Aldar handover date: the latest position
Aldar’s project page for Haven, with data dated 24 March 2025, gives Q4 2027 for completion. That is one quarter later than the date in Aldar’s launch announcement of 26 October 2023, which said first handovers were expected in Q3 2027. Property Finder also lists Q4 2027. The Dubai Land Department holds Haven as three projects, with registered completion dates from 28 November 2027 to 30 March 2028. DLD inspections on 28 July 2026 put them at 40.02% to 57.62% complete.
Haven by Aldar handover date by phase
All three phases are filed by Aurora SPV 1, Aldar’s Dubai vehicle, in Wadi Al Safa 5. Haven 1 and Haven 2 have a registered construction start of 30 April 2024.

Haven by Aldar 2 has moved fastest recently: 8.48% on 11 December 2025 (fäm), 27.8% at the 13 April 2026 inspection and 40.02% on 28 July 2026.

What the Haven by Aldar handover date means for payments
Property Finder lists 5% at booking, 65% during construction and 30% on handover. The handover share is the largest single payment. On a 3 bedroom townhouse at the AED 2.5 million launch price, it is AED 750,000. A buyer in Haven by Aldar 3 could pay it up to four months later than one in Haven by Aldar 1 if each phase completes on its registered date.
What to check before relying on the Haven by Aldar date
- Which of the three DLD projects the unit is in. The registered dates run from 28 November 2027 for Haven 1 to 30 March 2028 for Haven 3.
- The SPA date for Haven by Aldar 2 units. No registered completion date was found for that phase in the republished register data, so the SPA is the reference.
- Which Aldar date the SPA uses. Contracts signed at launch may carry Q3 2027, while Aldar’s page now gives Q4 2027.
- That the unit is in Haven and not Verdes by Haven, whose first phase is registered for 31 May 2028 and was 13.41% built in July 2026.
