The construction window, from April 2026 to March 2030, is just under four years. That is longer than for Golf Lane, Emaar’s villa project in the same community, which is due in October 2028.
What the Golf Vale handover date means for payments
Golf Vale is sold on an 80/20 plan: 10% on booking, 70% during construction and 20% on completion. Four of the construction instalments, 10% each, are due on fixed dates in May 2026, November 2026, May 2027 and November 2027. The next three, 10% each, fall at 40%, 60% and 80% construction, which Emaar estimated at February 2028, August 2028 and January 2029. The final 20% is due at completion, estimated March 2030 (Mitchells).
So 50% of the price is paid by November 2027 whatever the site progress. The later 30% moves with construction, and the last 20% moves with the handover date. On a 1 bedroom at the AED 1.10 million launch price, AED 220,000 falls due at completion.
What to check before relying on the Golf Vale date
- The first DLD inspection after April 2026. Until it is published, the register shows no measured progress against the 2030 date.
- The 40% construction milestone. Emaar estimated it for February 2028. If DLD progress is well short of 40% by then, the later dates are likely to slip.
- The SPA completion date and grace period, which govern the contract rather than the Q1 2030 marketing date.
- Paid and unpaid instalments on a resale. A buyer taking over a Golf Vale unit before handover inherits the remaining construction and completion payments.
