When is the Ghaf Woods handover date?
Short answer
Ghaf Woods has no single handover date. The first phases, Serra and Cilia, are listed for Q3 and Q4 2027, and Lacina has a registered completion date of 30 December 2027 on the Dubai Land Department (DLD) register. Later phases run to 2029: Distrikt is registered for 30 September 2028 and Capria East and West for May 2029. At the DLD inspections of 17 August 2026, Cilia was 43.82% built, Serra 42.05% and Distrikt 8.39%. Serra and Cilia have no completion date on the register, and portals give some phases different dates from the DLD.

Ghaf Woods handover date: the latest position
Ghaf Woods does not have one handover date. Majid Al Futtaim registers each phase as a separate project, and the dates run from late 2027 for the first apartment phases to May 2029 for Capria East and West. The furthest along are Cilia, 43.82% built, and Serra, 42.05%, both at DLD inspections on 17 August 2026, and portals list them for Q4 and Q3 2027. The first phases have about a year left to their listed dates with more than half of the work still to do. Serra gained 3.62 points and Cilia 4.28 points between the inspections of 6 July and 17 August 2026. Neither has a completion date on the DLD register yet, so their dates come from portals and the SPA.

Sources disagree on two phases. Data Habibi says Capria East’s original promise was Q4 2028, now Q3 2028, while the DLD register gives 15 May 2029. One broker lists Lacina for Q4 2028, a year after its registered 30 December 2027.
What the Ghaf Woods handover date means for payments
Most phases were sold on 10% at booking, 50% during construction and 40% on handover, including Serra, Distrikt, Capria and Maravelle. Continental Club lists Cilia’s plan as 60% before completion and 40% on handover. On Serra’s AED 1.23 million launch price, the 40% handover payment is AED 492,000, due when that phase completes, which for Serra is listed as Q3 2027.

- Which phase and building the unit is in. Dates run from Q3 2027 for Serra to May 2029 for Capria East.
- The completion date written into the SPA for Serra or Cilia, since neither has a completion date on the DLD register.
- Which date applies for Capria East, where a portal shows Q3 2028 and the DLD register 15 May 2029.
- The DLD project number for the phase (for example 3076 for Serra, 3016 for Cilia), to read its own inspection figure through DLD’s project status service.
