What the Expo Valley handover date means for payments
How much a buyer owes at handover depends on the plan. Bayut’s launch schedule split the price into five 10% instalments and a 50% final payment on handover. The plan described for Shamsa and Yasmina puts 20% at booking, 25% during construction, 5% on completion and the last 50% over 36 months after handover (GRAF; Propsearch). On that plan a later handover also pushes back the start of the post-handover instalments. On an AED 6.1 million Yasmina villa, the 5% handover payment is AED 305,000 and the post-handover balance is AED 3.05 million.
What to check before relying on the Expo Valley date
- The completion date and grace period in your SPA. The registered date of 31 January 2026 has passed, so the contract terms on late completion are what apply.
- When your post-handover instalments start. On the post-handover plan, the 36 month schedule runs from handover, not from a fixed date.
- Whether your unit is in Expo City Valley or Expo Valley Views. They are separate projects, about three and a half years apart.
- What the 66% covers. It is one figure for all 489 homes, so individual villas or clusters may be further ahead or behind.
