All six Expo Golf Villas phases are handed over. Expo Golf Villas 1 (Parkside 1) was completed in December 2021, Expo Golf Villas 3 (Parkside 3) in 2022, Expo Golf Villas 2 (Parkside 2) in June 2023, Expo Golf Villas 4 (Greenview 1) and Expo Golf Villas 5 (Greenviews 2) in January 2024, and Expo Golf Villas 6 (Greenview 3) in Q2 2025, at 100% on the Dubai Land Department (DLD) record by February 2025. Phases 4 and 5 finished about 21 and 15 months after their first registered completion dates, while phase 6 finished ahead of its 31 October 2025 date. No phase is still under construction.

Expo Golf Villas handover date: the latest position
Every phase of Expo Golf Villas is handed over. Emaar registered the community with the Dubai Land Department as six separate projects, first sold as Parkside 1 to 3 and Greenview 1 to 3 and now named Expo Golf Villas 1 to 6. The first was completed in December 2021 and the last, Expo Golf Villas 6, in Q2 2025, after reaching 100% on the DLD record by February 2025. The phases did not all run to schedule. Expo Golf Villas 4 and 5 finished in January 2024, well after the completion dates first filed with DLD in 2022, while Expo Golf Villas 6 finished about four months ahead of its 31 October 2025 date (Data Habibi).

What the Expo Golf Villas handover dates mean for payments
Each phase had its own plan. Expo Golf Villas 5 was sold at 10% on booking, 45% during construction, 5% on handover and 40% over 24 months after handover (Binayah), so for a January 2024 handover the last instalments fell due around January 2026. Expo Golf Villas 4 was marketed with a two year post-completion plan (Dubricks listing). Expo Golf Villas 6 was sold on 10/60/30, with 30% due at handover in 2025 and nothing after it (Data Habibi). Post-handover instalments on the earlier phases have now largely run their course.
What to check before relying on an Expo Golf Villas date
- Which phase the villa is in. Listings often say only “Expo Golf Villas”, but the six phases were completed up to three and a half years apart, which affects the age of the home and its service charge history.
- The DLD project number on the title deed, from 2102 to 2373, to confirm the phase, since Parkside and Greenview names and phase numbers are used loosely.
- Any instalment still owed to Emaar on a phase 4 or 5 villa bought late on a post-handover plan.
- Registered sale prices in the same phase. A 2,671 sq ft 4 bedroom in Parkside 1 sold for AED 2.8 million on 25 August 2026, and a 1,553 sq ft 3 bedroom in Parkside 3 for AED 2.05 million on 17 September 2026 (DLD data via Propsearch).
