Esme Beach Residences handover date: the latest position

Esme Beach Residences is registered for completion on 1 April 2027. That is the date the Dubai Land Department (DLD) holds for project 3410, and Elysian Developments’ own date, set at launch in January 2025, is Q2 2027. More on prices and sizes is on the Esme Beach Residences page.

The DLD inspection on 3 September 2026 recorded 14.42% complete. With under seven months to the registered date, about 86% of the work remained, including the upper floors, facade and fit out. Elysian published a construction update in June 2026 but has not given a new date.

Esme Beach Residences is a single building, so there is one row in the register.

The building stands on the beach side of Island A on Dubai Islands. Its 109 apartments are 1, 2 and 3 bedroom units, and DLD records 106 sales since 2024, almost all from the developer.

How the Esme Beach Residences handover date has changed

The published date has not moved. What has changed is how far the building is from it.

The DLD register still shows 1 April 2027 as the completion date (registry updated 25 September 2026). The gain between the two 2026 inspections was 8.4 points in about five months; at that pace the building would not be complete by April 2027.

What the Esme Beach Residences handover date means for payments

The developer’s 60/40 plan puts 40% of the price on completion (Continental Club; Engel and Volkers). On the median 2 bedroom DLD price of AED 3.7 million, that is AED 1.48 million, and on the median 1 bedroom price of AED 2.17 million it is about AED 868,000.

Under the Gold Pillars schedule, the first 60% is paid in time-based instalments, the last at 20 months from booking, not in stages tied to progress. A buyer who booked at launch in January 2025 would have paid that 60% by about September 2026, when the building was 14.42% complete. A later completion therefore delays only the final 40%. Nothing is listed as payable after handover.

What to check before relying on the Esme Beach Residences date

1. The completion date and grace period in the SPA, and whether it states 1 April 2027 or a Q2 2027 date.
2. The next DLD inspection figure for project 3410 in the DLD’s project status service. A figure well short of 50% by early 2027 would point to a later date.
3. Whether a resale unit’s 60% has been paid in full, since the time-based instalments ended in about September 2026 for launch buyers.
4. How the final 40% will be funded, including any mortgage approval, if the completion date moves into late 2027.
