The Dubai Land Department (DLD) register gives Ellington Sands a completion date of 31 December 2028. That date applies to both phases, Ellington Sands 1 and Ellington Sands 2, which the register lists as Ellington Sands II. Portals market the handover as Q4 2028. The project is at a very early stage. DLD inspectors recorded each phase at just under 0.4% complete on 5 June 2026, about eight months after construction started on 10 October 2025. No newer inspection had been published by 7 October 2026.

No change to the registered date of 31 December 2028 has been reported. Ellington’s undated project brief for phase 1 gives an anticipated completion of Q2 2028, so the gap is between that brief and the 31 December 2028 in the register.
What the Ellington Sands handover date means for payments
Under the 20/50/30 plan, 30% of the price falls due on handover. Before that, 20% is paid on booking and 50% during construction. The first construction instalments are tied to fixed dates, 60, 120, 240 and 360 days after reservation. The rest fall due when the project reaches 20%, 30%, 40% and 50% completion (Ellington project brief).
Because those later instalments follow construction progress, slow progress moves them later too. At 0.4% in June 2026, the 20% milestone had not been reached.
What to check before relying on the Ellington Sands date
- Which of the two DLD projects the unit belongs to. The Oqood registration names the project, and each phase has its own escrow account.
- The completion date written into the SPA and the grace period it allows. The brief’s Q2 2028 and the register’s 31 December 2028 are six months apart.
- The next DLD inspection figure. Only two inspections had been recorded by October 2026, so the current percentage says little about the pace of work.
