When is the Eleve by Deyaar handover date?
Short answer
Deyaar gives Q2 2027 as the Eleve by Deyaar completion date, the same quarter it announced at launch on 27 February 2024, and portals mostly show Q2 2027 or May 2027. The Dubai Land Department (DLD) register has no registered completion date on file, and its site inspection of 24 September 2026 put construction at 20.01% complete, up from 15.70% in June. That leaves about 80% of a 38 storey tower to build in roughly nine months, and Deyaar has not published a revised date.

Eleve by Deyaar handover date: the latest position
Deyaar gives Q2 2027 as the completion date for Eleve, the same quarter it announced when sales opened on 27 February 2024, and its construction update page still shows Q2 2027. The Dubai Land Department register for project number 2965 has no registered completion date on file, so there is no official date to set against Deyaar’s. More on prices and the building is on the Eleve by Deyaar page.
The DLD site inspection of 24 September 2026 recorded the tower 20.01% complete, up from 15.70% on 23 June 2026 and 23 months after the registered construction start of 31 October 2024. Deyaar’s own update, which carries no date, says the Level 1 slab has been cast and the tower cores are rising. To finish within Deyaar’s quarter, which ends on 30 June 2027, the remaining 80% would need to be built in about nine months from that inspection.
Eleve by Deyaar handover date by building
Eleve is a single tower, so one date applies to every unit. The DLD register describes it as 2 basements, ground, 4 podium levels and 33 floors, with 818 homes and a retail component.
| Building | Construction progress (DLD, date) | Registered completion date | Developer or portal date |
|---|---|---|---|
| Eleve (2B + G + 4P + 33 floors, 818 homes) | 20.01%, 24 Sep 2026 | None on file | Q2 2027 (Deyaar); May 2027 (DubaiHaus); Q4 2026 (Prop971) |
Portal dates do not agree. Prop971 shows Q4 2026, already less than three months away, and DubaiHaus shows 30 May 2027. Deyaar’s Q2 2027 is the only date from the developer.
How the Eleve by Deyaar handover date has changed
Deyaar’s stated date has not changed since launch. What has changed is how much time is left against the work remaining.
| Date | What happened | Source |
|---|---|---|
| 27 Feb 2024 | Deyaar launched Eleve and said construction was scheduled for completion in Q2 2027. | Deyaar |
| 31 Oct 2024 | Registered construction start on the DLD register. | DLD register |
| Apr 2026 | Deyaar’s FY 2025 update: main contractor appointed, enabling works done, raft casting finished. | Deyaar |
| 23 Jun 2026 | 15.70% complete at the DLD site inspection. No completion date on the register. | DLD register, via Mitchells |
| Sep 2026 | Deyaar’s construction page still gives Q2 2027. Level 1 slab cast, cores rising. | Deyaar |
| 24 Sep 2026 | 20.01% complete at the DLD site inspection, 4.31 points more than in June. Still no completion date on the register. | DLD register, via fäm Properties |
Deyaar handed over three other Dubai projects in the first half of 2026, Regalia, Jannat and Talia Residences, 1,436 units in all (GDN, 21 Apr 2026). Its construction page listed Regalia for March 2026 and Talia for April 2026.
What the Eleve by Deyaar handover date means for payments
The published plans differ by source. Propsearch lists the launch plan as 10% at booking, 60% during construction and 30% over a period after handover, with no separate handover payment. DubaiHaus lists 10% at booking, 20% during construction, 40% on handover and the remaining 30% over 2.5 years after handover.
Under the second plan, 40% of the price falls due on the handover date, so a later handover moves the largest single payment later. On a 1 bedroom listed from AED 923,000, that payment is AED 369,200. Under either plan, the 30% paid after handover starts only once the tower is complete.
What to check before relying on the Eleve by Deyaar date
- The completion date and grace period in your SPA. The DLD register has no completion date for project 2965, so the SPA is the only written date that binds Deyaar.
- Which payment plan your unit is on, since one published plan puts 40% on handover and the other puts nothing on that day.
- The next DLD inspection figure. The September 2026 reading of 20.01% is the latest official progress, and the gap between it and a Q2 2027 finish is the main open question.
