Zoya Developments gives Elanora by Zoya a Q3 2027 handover, but the DLD register lists a completion date of 31 March 2028. The DLD recorded 0% progress at its only inspection so far, on 16 April 2026. The registered date appears to have moved from 30 September 2027, so buyers have two dates six months apart.

Elanora by Zoya handover date: the latest position
Zoya Developments gives a Q3 2027 handover for Elanora on its project site. The Dubai Land Department (DLD) register lists a completion date of 31 March 2028, six months later. See the full project guide for Elanora by Zoya.
No construction progress has been published. The only DLD inspection, on 16 April 2026, recorded 0%, and the register now gives a construction start of 30 June 2026. With the marketed handover about a year away as of October 2026, the registered March 2028 date leaves more time for the build than Q3 2027.

Zoya’s other Dubai projects give context. Pristine by Zoya in Al Furjan, the most advanced, was 58.39% complete on 20 August 2026 against a registered completion date of 1 January 2027 (see Pristine by Zoya). No Zoya project in Dubai had been handed over by October 2026, so Elanora’s date cannot yet be checked against a delivery record.
The earlier register dates could only be found on a broker page, so the change is likely but not confirmed by a second source. Zoya has not published a revised quarter.
What the Elanora by Zoya handover date means for payments
Propsearch records the plan as 5% on booking, 45% during construction, 10% on handover and 40% after handover, and Projectory says payments run 40 months after handover. The handover date sets when the 10% falls due and when the 40-month schedule starts. If handover follows the registered 31 March 2028 rather than Q3 2027, both move back by about six months.
What to check before relying on the Elanora by Zoya date
- The completion date written in the SPA. Contracts signed in early 2026 may carry the earlier 30 September 2027 date, which affects any delay claim.
- A fresh DLD inspection for project 4459, since no progress had been published after April 2026.
- When the 40% post-handover schedule begins, and whether it is tied to the actual handover date.
