When is the Dubai Lagoon handover date?
Short answer
Dubai Lagoon has no handover date: Schon Properties promised handover in 2008, and no building has been delivered since. The DLD record for the Lily zone shows 54.89% construction progress (via Dubricks, inspection date not shown), and the Dubai REST app has listed the project as under cancellation since 22 October 2024 (Khaleej Times). Until that status is resolved, buyers can neither take handover nor receive refunds.

Dubai Lagoon handover date: the latest position
Dubai Lagoon, Schon Properties’ 2005 apartment project in Dubai Investments Park, has no handover date. Handover was first promised for 2008, and in the 18 years since no building has been delivered to buyers. Planned size, prices and the history of the developers are on the Dubai Lagoon page.
The Dubai REST app listed the project as cancelled on 6 October 2024 and changed it to under cancellation on 22 October 2024 (Khaleej Times, 22 December 2024). Data Habibi dates the change to October 2023, so sources differ on the year. A DLD representative told one buyer the project would either be transferred to another developer or buyers refunded, and that refunds cannot start while the status stays under cancellation. Propsearch’s page, updated 1 October 2025, shows no later step.

| Whole project (54 buildings) | Under cancellation, 22 Oct 2024 | Passed | 2008 at launch |
The Lily percentage carries no inspection date on the copy of the DLD record available, so its age is unknown. Lily’s unit count also differs: 880 apartments in Schon’s 2017 transfer, 688 on the DLD record.

What the Dubai Lagoon handover date means for payments
There is no handover payment to plan for while the project is under cancellation. Many buyers have already paid most of the price: Khaleej Times reported buyers who had paid 75%, 90% and 100%, including one who paid a final 10% in 2018 on a promise of completion by 2020. Any refund or transfer will turn on what each buyer has paid and can document.
What to check before relying on the Dubai Lagoon date
- The DLD status of the specific zone, Lily or Lotus, on the Dubai REST app, since only a change from under cancellation unlocks transfer or refund.
- Whether the unit is blocked by a court order, as Dubai Courts blocked units held under Schon Properties.
- Which developer holds the unit, Schon or Xanadu, after the 2017 split.
- Proof of every payment, since some buyers paid Schon and others paid Xanadu or a transferring developer.
Questions buyers also ask
Has Dubai Lagoon been handed over?
No. None of the 54 planned buildings has been handed over. A Lily investor told Khaleej Times in December 2024 that building D20 was complete but not handed over.
Is Dubai Lagoon cancelled?
It is under cancellation. The Dubai REST app showed cancelled on 6 October 2024 and under cancellation from 22 October 2024 (Khaleej Times). Data Habibi dates this to October 2023, so sources differ on the year.
Has the Dubai Lagoon handover date been delayed?
Repeatedly. Handover was promised for 2008, then H2 2014 for Zone 1 and 2016 for the whole project, then 2017, 2019 to 2020 and June 2020 for Lotus. Each date passed without a handover.
What happens to Dubai Lagoon buyers now?
A DLD representative told one buyer the outcome would be a transfer to another developer or refunds, and that refunds cannot proceed while the project stays under cancellation (Khaleej Times, 22 Dec 2024).
