When will Dubai Hills Estate be completed?
Short answer
Dubai Hills Estate has no single completion date. Projects under construction carry registered completion dates on the Dubai Land Department (DLD) register from 31 October 2026 to 31 October 2029, the latest being Palace Residences Hillside B, which was at 0% at its last inspection. The most advanced are Greenside Residence at 93.32% (DLD inspection, 14 September 2026) and Mallside Residence at 83.42% (10 September 2026, due 30 November 2026). Seven projects, including Golf Grand and Parkside Views, were recorded as finished between September 2025 and May 2026.

Dubai Hills Estate completion date: the latest position
Dubai Hills Estate does not have one completion date. Emaar started the community in 2014, handed over the first villas in 2016 and still launches new phases. In September 2026 the Dubai Land Department register listed 20 projects under construction there, with registered completion dates from 31 October 2026 to 31 October 2029. The near term is busy. Seven projects were recorded as finished between September 2025 and May 2026, and Mallside Residence, Greenside Residence, Park Gate 2 and City View are next. Most projects due in 2029 were under 30% built in mid 2026.

Parkside Views finished in May 2026, its original completion month. Each new Emaar launch pushes the community’s last date out, so “completed” here applies to phases, not to Dubai Hills Estate as a whole.
What the Dubai Hills Estate dates mean for payments
Plans differ by project. Rosehill follows 10% on booking, 70% during construction and 20% on handover, so 20% falls due around 30 June 2029. Soho The Berkeley uses 20% down, 30% during construction and 50% at handover (Continental Club), so half the price depends on a completion date the building is unlikely to meet.
What to check before relying on a Dubai Hills Estate date
- Whether the developer is Emaar. Mallside Residence and Soho The Berkeley are third-party buildings registered inside Dubai Hills Estate, with their own schedules.
- The gap between progress and date. Soho The Berkeley was 46.03% built five weeks before its registered date, and City View was 38.83% built about eight months before its 31 March 2027 date.
- Greenside Residence’s missing date. It is 93.32% built but has no registered completion date filed, so the SPA date is the only fixed one.
- The phase name on the SPA. Palace Residences Hillside and Hillside B are separate DLD projects, four months apart.
